Location:

Schedule:

M-F, 8:00 AM to 4:30 PM with a rotating on‑call schedule for after‑hour emergencies.

Reporting:
Chief Engineer.

The Operating Engineer focuses on operating, maintaining, troubleshooting, and repairing facility equipment across all systems. The role involves working with the JLL team that manages and maintains a client campus with three Class A office buildings in South‑East Austin.

• Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems, including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lightingضو primary switch gear), and hot water systems.
• Monitor operation, adjust, and maintain refrigeration, chilled water, reverse osmosis, air compressor, air conditioning equipment, ventilating and hot water heaters, pumps,чер valves, piping, and filters; record readings and make adjustments to ensure proper operation.
• Report any problems/m MÁS malfunctions, analyze operation of various systems, diagnose causes, and take corrective action as needed.
• Comply with departmental policy for safe storage, usage, and disposal of hazardous materials.
• Oversee activities of contractors working within the building, whether representing the building or clients operating therein.
• Maintain records of building rounds and readings, engineering logs, and data sheets.
• Inform contractors so they are knowledgeable about the building’s critical functions and required work, including an incident contact response list.
• Perform frequent walking, climbing, bending, kneeling, lifting, stooping, and working/ extending overhead tasks:
• Lift a minimum of 80 lbs.
• Use ladders up to 30 ft and work from heights.
• Climb a ladder with a 300‑lb limit while carrying a tool bag weighing about 20 lbs.

• High school diploma/GED required; military service, union training, vocational or college education preferred.
• Valid state driver’s license.
• Background, drug/alcohol, and MVR screening must be passed before employment.
• Three (3)+ years of relevant work experience in preventive & corrective maintenance of commercial buildings/equipment.
• Must be located in the Austin metro area (relocation assistance not available).
• Strong expertise with MEP, especially HVAC in a Commercial Real Estate environment.
• Experience with UPS, generators, chillers, boilers, and lighting systems required.
• HVAC or electrical certifications and licenses desirable.
• Experience using CMMS and/or BMS.
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Strong customer service skills.
• Ability to respond and perform emergency repairs or preventive maintenance off hours as directed on nights and weekends.
