AssistantCommunity Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations huevo financial functions of the housing community. The role is vital in delinquency and rent collection to optimize the property’s cash flow and financial position. The assistant will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager.
As an onsite leader, the assistant will supervise all Impro aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and net operating income.
- Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records; audit resident files to ensure accurate records.
- Walk units and post all move‑out/book charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Provide ongoing training, coaching, and counseling in compliance with Asset’s training benchmarks.
- Promote harmony and high‑quality job performance through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Strategic leasing management: ensure staff leasing techniques produce closures, follow‑up procedures, signing/documentation, and accurate reporting.
- Implement marketing strategies and systems outlined in the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure resident satisfaction. går
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
- Manage excellent customer service; monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed timely, requiring regular inspections and tours.
- Assist in supervising all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).
