Client Relationship Manager
Purpose of the Role:
The Account Manager is the primary customer contact for Piedmont Landscape Management’s contracted maintenance accounts and represents Piedmont to the fullest degree. Under the direction of the President, the Account Manager works closely with other Account Managers, the Operations Manager, the Office Manager, the Construction Manager, and the maintenance crew foremen. Proactively suggests and sells non-contracted landscape management services to meet the needs of the property, increase customer satisfaction, and gain additional revenue for the company.
This position is responsible for the necessary follow-up and follow-through to maintain positive customer relations and to establish smooth transitions in contract renewals.
Maintenance Account Manager Duties:
- Develops strong positive relationships with customer base based upon clear and frequent communication, mutual trust, and ability to meet the customer needs. Develops win-win opportunities for the customer and the company.
- Customer retention is a MUST.
- Meets or exceeds established sales goals for contracted work and extras
- Evaluates the work completed by Piedmont maintenance teams through monthly or bi-weekly audits of the properties.
- Proactively manages properties by inspecting and locating problems in the landscape (before the customer brings to our attention) and communicates such issues to the customer.
- Contacts customers before and after audits and offers to meet or discuss the property.
- Frequent, effective, professional, and timely communications with customers outside of audits. Provides candid feedback on customer relationships and the customer’s perception of the product and service being provided to maximize customer retention.
- When possible, maintains a weekly to monthly face to face contact with the customer.
- Documents problems, concerns, and opportunities through timely photographs and reports to the customer, maintained on file in the office.
- Regularly recommends enhancements or cleanup projects to customers and prepares proposals for the work.
- Reports issues and needs via computer database; reports emergencies to the President, foremen, and/or customer.
- Generates new work/contracts via contact with potential clients. Goal of two-three new contacts per week. Also returns to previous contacts to keep the Piedmont presence in front of them.
- Maintains excellent relationships with the foremen and their crews
- May be asked to assist in special projects or after-hours emergency work
- Professional in appearance and actions
- Performs related duties as required
- Takes advantage of educational opportunities and completes required coursework
Basic Knowledge Requirements:
- Principles of supervision and training of employees including work evaluation and discipline
- Proper methods and techniques of property maintenance and enhancement
- Occupational hazards, standard safety practices, and proper equipment operation
- Basics of irrigation, construction, and maintenance
- Office procedures and tablet operation
- Computer products including Microsoft Office (Word & Excel)
- Strategic planning, human resources, budgets, and forecasting
Abilities:
- Plan, organize, assign, inspect, and evaluate the work of assigned crews
- Prepare clear and concise reports for the President and managerial team
- Communicate clearly and concisely
- Establish and maintain effective working relationships with employees, management, vendors, and customers
- Ability to reach established benchmarks for self
- Soft skills including conflict resolution, coaching, and positive reinforcement
Education and Experience:
- Education:
High School Diploma/GED preferred - Experience:
2-4 years in Sales or Customer Service - Licenses:
Driver’s License
Compensation:
- $45,000 plus comission
Physical and Environmental Conditions:
- Physical - the sufficient physical ability to work outdoors for lengthy periods of time (minimum 10-hour days) including bending, stooping, walking, standing, reaching, twisting, grasping, lifting (up to 50 pounds; up to 100 pounds with assistance); repetitive movements; carrying or pushing equipment; driving motorized vehicles and equipment; being able to see and hear within normal ranges with or without corrective support.
- Environment - Inside and outside environments working near moving mechanical parts; travel from site to site; exposure to noise, dust, dirt, grease, fumes, gases, potentially hazardous chemicals, electrical energy, and inclement weather conditions including wet and/or humid conditions; work around water; work on slippery surfaces; work near loud noise levels; work near street/road traffic and pedestrians
