Overview

We are currently recruiting for an experienced and skilled maintenance professional to maintain, service and repair the housing units for our Green River Homes portfolio in Auburn, Washington. KCHA has a reputation for excellence in affordable housing and the successful candidate will ensure that the portfolio is kept in outstanding condition through regular preventative maintenance as well as general grounds maintenance.
Another meaningful aspect of this role is the need for excellent customer service in working with a richly diverse group of tenants.
The individual selected for this role will be relied on for broad knowledge and experience in the field of maintenance. The housing in this portfolio will require regular maintenance to include the upkeep and cleaning of the buildings and public areas, as well as any required maintenance for the residential units, appliances, and associated equipment.
As a fully occupied portfolio, the Site-Based Maintenance Mechanic will perform duties as needed including painting, carpentry, plumbing, maintaining furnaces and water heaters and electrical work, grounds maintenance and custodial cleaning. Occasionally there will be a need to respond to overtime emergency calls. This position is represented by the Seattle King County Building Trades Council.

Responsibilities- Assist in the maintenance, servicing, repair, and alteration of occupied and vacant housing units for the Authority, including carpentry, painting, plumbing, heating, air conditioning, and repair to electrical and mechanical systems. Maintain and repair roofing systems, including shingles, flashing, guttering, and related equipment; replace, patch, and repair roofing, siding and windows.
- Install and repair plumbing fixtures; redirect, repair, and replace water supply and drain lines; repair waste and sewer lines; install sinks, faucets, toilets, and related plumbing fixtures.
- Paint a variety of surfaces using brushes, rollers, and spray equipment; prepare surfaces for painting and resurfacing; prime and prepare for painting by taping, mudding, and texturing; repair damaged sheet rock walls.
- Support grounds maintenance such as mowing, trimming, and garbage/junk removal as needed.
- Develop and design scope of work required for unit repairs; advise on project/repair best practices and methods in coordination with other entities; initiates and/or receives work orders, determine work requirements, and materials, tools, and equipment needed.
- Oversee and maintain a strict unit and building key system; install and repair locks; produce new or replacement keys.
- Diagnose equipment failures and repairs; maintain and replace equipment and parts; perform adjustments to heating and air conditioning equipment and appliances; inspect, clean, and replace filters, pumps, and equipment controls; calibrate controls on cooling and heating units; perform preventative maintenance on heating and air conditioning equipment; grease and change belts.
- Troubleshoot and address electrical problems, power lighting, CATV, breakers, DHP, and HVAC; replace electrical fixtures, switches, outlets, and wiring; troubleshoot outlets, switches, GFIs, light fixtures, heaters thermostats, water heaters.
- Operate service vehicles, trailers, and small engine machinery; inspect and service equipment to maintain proper operating and safety requirements; maintain supply and inventory of necessary items; order materials, tools, and equipment; utilize purchase card and maintain record of receipts for accounting.
- Perform preventative maintenance by inspecting buildings and systems; observe potential hazards while performing other duties; document and report unsafe conditions or necessary repairs.
- Respond to after-hour emergencies; diagnose and address emergency repair needs; perform a variety of services including flood restoration, drywall, insulation, fire restoration, lock change, vandalism restoration, rooter, and electrical systems repairs.
- High School diploma or GED
- Considerable (3+ to 5 years) experience in the maintenance of residential buildings.
Equivalent combination of education and experience will be substituted on a year for year basis.
Required Knowledge,Skills and Abilities
Work requires knowledge of:
- Building methods, materials, tools and equipment.
- Interior and exterior painting, carpentry, plumbing, electrical or mechanical trades.
- Maintaining landscaping and cleaning.
- Building systems (HVAC, Boilers, Sprinklers, etc.).
