Responsibilities
  • Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair.
  • Understand and follow Material Safety Data Sheets (MSDS).
  • Ensure that walls, floor coverings, doors, windows, furniture, and woodwork in the community’s common areas are properly maintained and repaired.
  • Have basic prep and painting abilities.
  • Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets.
  • Perform all in‑house plumbing (sinks, toilets, bathtubs).
  • Handle minor electrical work within units and common areas (light switches, outlets, garbage disposals).
  • Paint all apartments and common areas.
  • Repair, clean, and maintain all carpet, floor coverings, and furniture.
  • Complete all work orders promptly and note any additional work completed but not listed.
  • Document safety issues and physical plan deficiencies related to local, county, state, and federal guidelines.
  • Assist with preventative maintenance and cleaning of community vehicles (bus, car, van).
  • Assist with training and development of safety procedures and hazard communications.
  • Perform any other duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager.
  • Respond immediately and appropriately to all accidents and emergencies, following established protocol.
  • Other duties as assigned.
Qualifications
  • High school diploma or equivalent preferred; must be at least 18 years of age.
  • 1–3 years of related experience or training, or an equivalent combination of education and experience.
  • Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, and heating/HVAC skills.
  • Preference for knowledge of fire suppression and irrigation systems.
  • Preference for motor‑vehicle maintenance ability.
  • Flexible and able to work evenings and weekends as necessary.
Physical Requirements

This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
