Operations Manager
Dayspring Construction is expanding its General Contracting capabilities through strategic development partnerships. This Project Manager role is the first dedicated hire for our GC division and will serve as the operational backbone for multi‑family residential and mixed‑use development projects currently in our pipeline, including the Tadpole II project in Cle Elum and an upcoming Enumclaw development.
The Project Manager will own day‑to‑day construction management from pre‑construction through closeout, working closely with our development partners, subcontractors, vendors, and internal leadership. This role bridges Dayspring’s deep framing and self‑perform expertise with the broader GC scope required by our partnership projects, and is critical to relieving the administrative burden currently absorbed by existing operations staff.
STRATEGIC CONTEXTThis position is being created in direct response to the growth trajectory of Dayspring’s development partnerships.
ESSENTIAL RESPONSIBILITIESPre‑Construction & Project Setup- Lead project buyout including subcontractor procurement, bid leveling, scope negotiation, and contract execution for all non‑self‑performed trades
- Develop and maintain detailed project schedules in coordination with the development partner and self‑perform crews
- Participate in constructability reviews during design development and permitting phases
- Prepare and maintain project budgets, cost tracking systems, and cash flow projections
- Coordinate with lenders on construction draw schedules and documentation requirements
- Support entitlement and permitting activities as needed during pre‑development
- Manage all aspects of on‑site construction operations, including scheduling, quality control, safety compliance, and subcontractor coordination
- Conduct regular site visits and lead weekly OAC (Owner‑Architect‑Contractor) meetings
- Review and process submittals, RFIs, change orders, and pay applications
- Coordinate Dayspring’s self‑perform scopes (framing, exterior decks, flooring, landscaping, cabinet installation, patio concrete) with subcontracted trades to maintain critical path schedule integrity
- Monitor construction progress against budget and schedule, producing variance reports and recovery plans as needed; surface issues early and communicate honestly
- Ensure compliance with all applicable building codes, environmental regulations, and jurisdictional requirements
- Manage project documentation including daily logs, meeting minutes, inspection records, and as‑built coordination
- Prepare and review monthly cost reports, pay applications, and lender draw requests
- Manage the accounts payable workflow for subcontractor and vendor invoices, including lien waiver tracking
- Track and report on GC fee utilization, self‑perform margins, and overall project profitability
- Maintain accurate project records for tax, insurance, and compliance purposes
- Support the preparation of investor reporting and partnership financial updates as required by the LLC operating agreements
- Develop and enforce project‑specific safety plans; conduct regular safety audits and toolbox talks
- Manage insurance requirements including builder’s risk, general liability, and subcontractor insurance compliance
- Identify and elevate project risks to leadership with recommended mitigation strategies
- Ensure subcontractor compliance with prevailing wage requirements, bonding, and licensing
- Serve as the primary day‑to‑day construction contact with development partner managers and their team
- Coordinate with architects, engineers, and design consultants on behalf of Dayspring
- Provide regular project updates to the Dayspring Partnership Group, including status reports, budget tracking, and schedule updates
- Support the asset management and lease‑up transition process post‑construction
- Represent Dayspring professionally in interactions with municipalities, inspectors, utility providers, and community stakeholders—building relationships grounded in integrity and follow‑through
