Overview
We are seeking an experienced and detail-oriented Residential Escrow Officer to join our team at a fast-growing title agency. The Residential Escrow Officer will be responsible for managing residential real estate transactions from scheduling to completion, ensuring that all parties adhere to legal and contractual obligations. This role involves working closely with buyers, sellers, lenders, and real estate agents to facilitate smooth and timely closings.
The ideal candidate will have a strong background in escrow and title services, excellent customer service skills, and the ability to manage multiple transactions simultaneously.
- Handle all aspects of residential escrow transactions from file scheduling through closing.
- Review and interpret real estate purchase agreements, title commitments, and lender instructions to ensure accuracy and compliance.
- Prepare, review, and balance escrow instructions, settlement statements, and all related closing documents.
- Coordinate closely with buyers, sellers, real estate agents, lenders, and attorneys to manage timelines, obtain required documentation, and resolve issues.
- Manage escrow funds, including receipt and disbursement, ensuring accurate accounting and compliance with escrow requirements.
- Conduct client closings and facilitate document signings, ensuring all documents are properly executed and notarized.
- Identify and resolve title issues such as liens, encumbrances, and other defects prior to closing.
- Ensure all transactions comply with applicable federal, state, and local regulations.
- Track critical dates and conditions to support timely and successful closings.
- Deliver exceptional customer service and build strong working relationships with all parties involved.
- Contribute to a team-oriented environment where escrow and title professionals support one another to keep transactions moving smoothly.
- High school diploma or equivalent.
- 3-5 years of experience as an Escrow Officer or in a similar role within a title agency or real estate company.
- Strong understanding of residential escrow procedures, real estate contracts, and title insurance processes.
- Experience with escrow software systems (such as Soft Pro, Ram Quest, or Res Ware) and proficiency with Microsoft Office Suite.
- Excellent organizational and time-management skills with the ability to handle multiple transactions simultaneously.
- Strong communication and interpersonal skills to effectively interact with clients, lenders, real estate agents, and other stakeholders.
- High attention to detail and accuracy in preparing and reviewing legal documents.
- Knowledge of federal and state real estate regulations, including RESPA and TRID requirements.
- Ability to resolve issues proactively and maintain composure in high-pressure situations.
- A notary public license or the ability to obtain one within a specified time frame.
- Bachelor’s degree or additional coursework in real estate, business, or related fields is a plus.
- Established relationships with real estate agents, lenders, and other industry professionals.
- Certification as an Escrow Officer or professional development in title and escrow services.
