SALARY: $46,500 - $54,000
SUMMARY OF POSITIONUnder direction, the Assistant Asset Manager supports the Asset Manager in the management of a public housing development. The Asset Manager performs applicant screenings in accordance to ACHA procedures; makes decisions on the determination of the acceptance or rejection of applicants; coordinates unit offers and unit showing; performs pre-leasing activities and all functions pertaining to marketing and leasing apartments; coordinates move‑in activity with site management;
may take the lead in a small clerical unit. This position assists in other department activities and does other related duties as required.
- Support the Authority’s housing department and Asset Manager in all operational activities
- Review applicant information, interview candidates, and submit recommendations on resident eligibility for housing services (review information and applicant data to determine applicant program eligibility); request for additional documentation and/or references as needed and serve as the front‑line person for eligibility/recertification at the property management office
- Maintain 100% completion and accuracy of the recertification and eligibility process on a monthly basis. Responsible for monthly 100% upload of recertification into the HUD PIC system with no errors
- Maintain clear and consistent communication with residents, outside agencies, tenant groups, and internal departments vendors, and external contractors
- Assist the Asset Manager and the Maintenance Supervisor in the completion of their duties to ensure that customer complaints are resolved in a timely manner
- Manage office communications, including mail, telephone, and email systems; forward and direct all written or verbal correspondence to the designated individual in a timely manner
- Performs general office duties such as typing/data entry, correspondence, filing, faxing, copying, compiling work orders and rent collection reports
- Assists with accounts payables and accounts receivables according to ACHA fiscal policy and provides supporting data, materials and documentation to help prepare reports as required
- Assists with the interview process for new housing applicants and provide recommendations and guidance for tenant “lease‑up” process
- Maintains tenant files in accordance with policies and procedures
- Coordinate with Asset Manager and/or Maintenance Supervisor regarding the status of unit turnover and final cleaning
- In the absence of the Asset Manager, act as lead on operations and maintenance activities of assigned property(ies), including occupancy, cost and revenue goals
- Ensure assigned property(ies) are maintained in decent, safe and sanitary condition at all times
- Receive and process rent payments and security deposits and submit data to the Rent Collection unit
- Input and retrieve data on apartment vacancies and updates status of applicants
- Provide orientation to residents on housing maintenance and regulations affecting their rights and obligations as residents
- Investigates and verifies family composition, income data, rental history, and housekeeping standards
- Facilitate apartment transfers
- Respond to inquiries from staff, residents, applicants, managers and maintenance supervisors
- Prepare leases and distributes copy to Asset Manager for signature
- Assist in budget preparation
- Attend court eviction proceedings and serve as a witness
An acceptable general background check to include a local and state criminal history check. Must possess a valid driver’s license with an acceptable driving record.
