We are seeking an experienced Senior Property Manager to lead the operations and performance of a high-end, upscale retail portfolio. This role requires a strategic, hands-on leader with a strong command of financial management, tenant relations, and property operations to maintain exceptional asset performance and elevate the retail experience.
Responsibilities- Oversee all aspects of property operations for a premier retail portfolio, ensuring properties are maintained to the highest standard and delivering exceptional tenant and customer experiences.
- Develop, monitor, and manage annual operating budgets and CAM reconciliations; analyze variances and implement strategies to optimize financial performance.
- Lead tenant relationship management, including lease administration support, managing tenant requests, resolving escalated issues, and enforcing lease compliance.
- Coordinate vendor selection and performance, negotiate service contracts, and oversee service delivery for maintenance, landscaping, security, and capital improvement projects.
- Prepare and present regular financial and operational reports for ownership, including occupancy, budget vs. actual, CAM reconciliations, and capital expenditure forecasts.
- Ensure compliance with all safety, regulatory, and risk management standards, including insurance requirements and emergency preparedness planning.
- Minimum of 5–7 years of commercial property management experience, with a focus on upscale retail or mixed-use retail assets.
- Proven experience managing property budgets, CAM reconciliations, vendor contracts, and financial reporting.
- Strong understanding of lease administration, tenant relations, and commercial lease structures common to retail environments.
- Excellent leadership, communication, and interpersonal skills with the ability to build strong tenant and vendor relationships.
- Detail-oriented with strong analytical skills; proficiency in property management software and Microsoft Excel.
- Ability to respond to property needs after hours when necessary and work effectively in a fast-paced operational environment.
