Woodward Management Partners is seeking an Assistant Community Director to support the Community Director in all phases of community operations while operating within budgeted financial goals.

• Assist the Community Director in all phases of community operations within budgeted financial goals.
• Maintain the bookkeeping for the community, ensuring all fees are charged and all legal proceedings are filed timely and in accordance with company policies.
• Support property objectives such as marketing, leasing, rent collection, budgeting, and administration.
• Work as a team participant to ensure the community meets the quality maintenance standards set by Woodward Management Partners and the Community Director.

• Represent Woodward Management Partners professionally at all times, maintaining a courteous attitude toward residents, vendors, subordinates, employees, and the general public.
• Ensure compliance with Federal Fair Housing laws, the Americans with Disabilities Act, and local city, county, and state rules and regulations.
• Adhere to OSHA (Occupational Safety & Health Act) standards and company safety policies.
• Communicate with the Community Director regarding issues that impact property operations and financial success, including delinquent and prepaid accounts.
• Provide exceptional customer service and resolve resident complaints.
• Schedule contractors for vacant apartments and compile billing invoices for previous residents’ final accounting statements.
• Play an active role in the renewal process and prepare renewal leases for signatures.
• Maintain thorough knowledge of community policies, specials, current market conditions, and competitor information.
• Maintain occupancy and profitability, control expenses, and enhance rental growth.
• Assist the Leasing Specialist with showing and leasing apartments, completing applicant screening, performing move‑ins and move‑outs, and other necessary duties.
• Perform other duties as assigned by the Community Director.

• Valid driver’s license and dependable transportation.
• High school diploma or GED equivalent.
• 1–3 years of property management experience or 3–5 years of collection experience.
• Ability to endure walking, squatting, bending, stair climbing, and prolonged standing.
• Experience with Yardi or equivalent property management software.
• General knowledge of computers and common software programs (Word, Excel, etc.).
• Availability to work 1–2 weekends per month.
• Successful completion of a background check and drug screen.
