Director, Operations (Residential)
The Director of Operations reports to the Vice President, Operations of the Residential Property Division and is responsible for overseeing and managing overall property management operations and performance within their designated portfolio. This role oversees 7 assets managed (NC and GA) and two Regional Property Managers.
Responsibilities- Drive operational excellence at properties in the designated portfolio.
- Visit portfolio properties quarterly to ensure operations, marketing and maintenance standards.
- Ensure Regional Property Managers develop and implement a marketing/operational plan to achieve or exceed occupancy and financial goals for each property.
- Remain informed of trends in the apartment industry.
- Evaluate monthly finance reports and provide guidance and direction to the property teams.
- Monitor and report on financial and operational aspects for each property to the Owners, Asset Management and Operations and take corrective action when appropriate.
- Communicate with Regional Managers concerning property management issues including resident feedback, training, personnel management and operating issues.
- Develop annual operating budgets, including capital improvements, with the assistance of regional management team and onsite employees.
- Participate in due diligence process during the acquisition of new properties.
- Communicate effectively with senior management team.
- Communicate operating results to owners.
- Work with Construction Management in the preparation of renovation capital improvement budgets (interior and exterior upgrades).
- Provide leadership to regional staff, coach and mentor members of the property management team, ensuring managers are effective at managing people at every level.
- Support managers through management development and supervisory programs.
- Ensure effective onboarding and training plans for all new hires.
- Hire and develop exceptional talent to meet current and future staffing needs.
- Foster strong interdepartmental relationships and collaborate with other departments such as Asset Management, Accounting, and the People team.
- Bachelor’s degree.
- CPM or CAPS designation preferred.
- 10+ years related experience in multifamily property management.
- Experience working for a REIT preferred.
- Current supervisory experience overseeing multiple direct reports.
- Ability to effectively analyze financial statements and budgets.
- Ability to work in a fast‑paced, collaborative, and results‑driven environment.
- Exceptional organizational skills and verbal and written communication.
- Track record of being highly responsive to tenants and maintaining exceptional tenant satisfaction.
- Excellent analytical, critical thinking and decision‑making capabilities.
- Effective and nimble problem‑solving capability.
- Ability to build collaborative, productive teams both with internal and external groups.
- Ability to interact effectively with owners, residents, and staff.
- Ability to define problems, collect data, establish facts, and draw valid recommendations and conclusions.
- Ability to professionally and promptly respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
