PositionSummary
Typically reports into an Operations Manager or Division Manager, the Project Manager is the primary company representative responsible for the overall direction, completion, and financial outcome of a construction project. They direct and supervise the entire project team on contract administration, change orders, submittals, procurement, financial projections, and scheduling to ensure projects are completed with quality, profitability, safety, and timeliness. The Project Manager maintains a relentless focus on meeting and exceeding customer needs, and builds business with current customers by delivering on our promises.
PositionResponsibilities Project Financial Responsibilities
- Creates and manages project budgets and helps coordinate the development of GMPs or Lump Sum proposals
- Knows and understands the requirements of the owner’s contract, including bonds, fees, notifications, schedules, reporting, and costs
- Develops and completes monthly Projected Final Cost Report (CMIC) on time
- Manages risk on each project, ensuring all contracts, insurance, NOC, NTC, and pre‑qualification of subcontractors comply with the CDCC Way
- Collaborates with Preconstruction to prepare, review, and monitor information and reports related to all costs involved in developing the project budget
- Takes ownership of the process of the quality of budget estimates and deliverables to the client
- Manages the subcontracting process, holding initial scope review meetings, finalizing agreed prices, developing subcontract scope of work, and managing the subcontract distribution and final execution process
- Coordinates and conducts the Project Start‑Up meeting to ensure a thorough hand‑off from Pre‑Construction
- Collaborates with Ops Manager or DM, superintendent, subcontractors, and suppliers to create a complete construction schedule
- Develops a responsibilities matrix at the start of each project and manages the resources needed for the project (people, tools, equipment, materials, internal and external services)
- Reviews contract documents with all project participants to ensure work is completed on time and within budget
- Coordinates and delivers all requirements for subcontractors and suppliers to meet project schedules
- Responsible for daily project administration and operations; holds weekly team meetings to create alignment of expectations and understanding of needs
- Prepares and maintains the project schedule, milestone dates, and close‑out checklist; reviews with staff and assigns responsibilities, execution, and follow‑up plans
- Ensures proper periodic jobsite meetings are conducted and sometimes leads these meetings along with meeting minutes and follow‑up
- Compares jobsite progress to schedule, compares actual versus estimated cost, checks compliance with plans and specifications, reviews problems, and verifies work quality meets contract specifications and Carroll Daniel guidelines
- Analyzes change proposals from subcontractors before submittal to the owner for accuracy, delay impact, and scope; coordinates proposals with Ops Manager or DM as needed
- Manages the project close‑out process to settle all financial obligations, demobilize resources, and transition the project to the customer

- Establishes relationships and communication tools with suppliers and other key people to verify all necessary materials, supplies, tools, equipment, and personnel are obtained and delivered when necessary
