This role oversees and performs technical and mechanical work to ensure the inside and exterior buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Schedule: Monday–Friday + rotating on-call schedule
Responsibilities- Assist and complete work orders generated from resident requests for service, diagnose the source of the defect or problem, and perform repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversee and complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, creating a punch list of maintenance work, scheduling vendors, obtaining supplies, and inspecting completed work.
- Develop standards for the cleanliness and appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, and common areas to reflect Greystar’s high-quality standards.
- Periodically inspect work performed by other service team members and contractors to ensure policies, procedures, and quality standards are met, and develop corrective action plans as needed.
- Maintain adequate inventory of spare parts and maintenance materials, and coordinate with the Community Manager to order supplies within budget.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist Community Manager in developing the budget for regular repairs, maintenance, and capital projects.
- Support cost-cutting and expense control by fixing rather than replacing parts when possible and using tools and materials efficiently.
- Conduct regular safety meetings, ensure MSDS sheets are current, and stay up-to-date on OSHA and other safety requirements to ensure community compliance.
- Demonstrate customer service skills by treating residents with respect, responding to questions, and addressing maintenance concerns with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or related trade.
- Provide own hand tools unless prohibited by state law; knowledge and skill in the safe use and maintenance of hand tools, power tools, and related equipment.
- Ability to apply logical thinking to define and correct problems.
- Strong customer service and interpersonal communication skills to interact with residents, team members, and other contacts; respond calmly to questions and requests.
- Ability to read, write, and communicate effectively as a first point of contact for internal teams and external visitors; explain department policies.
- Proficiency with internet, word processing, spreadsheets, and database management; property management system experience preferred.
- Mathematical skills to perform basic arithmetic for financial, administrative, and legal documents.
- EPA certifications Type I and II or Universal when working on sealed HVAC systems.
- State and local jurisdiction certifications as required.
- Valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions.
- Lift up to 25 pounds independently and up to 50 pounds with assistance.
