- 1701 N Ardenwood Dr, Baton Rouge, LA 70806, USA
- Punch-Outs: perform make‑ready of vacant apartment homes, complete “Apartment Punch-Out Maintenance Report” and update Yardi.
- Service Requests: complete requests as directed, log on mobile devices, notify Service Manager of concerns.
- Preventive Maintenance: perform preventive and routine maintenance tasks.
- Grounds: walk property, collect trash, run compactor, empty trashcans, clean trash rooms, maintain storage areas.
- Painting & Pressure Washing: keep curbs painted, paint handrails, pressure wash various surfaces.
- Pool: clean and organize pool area and furniture.
- Evictions & Trash‑Outs: assist with moving residents’ belongings and removing trash from vacated apartments.
- Back Blower & Storm Drains: use back blower for streets, parking lots, breezeways; check and clean storm drains.
- Occasional Duties: assigned by Property or Service Manager, provide additional services during inspections, rotate grounds on weekends, help at other properties on call.
- Internal Policies: follow all company policies, including life/safety, mold, mildew, uniforms, bedbugs; adhere to handheld telephone policy.
- Previous
Work Experience:
Minimum 1 year in apartment maintenance; experience dealing with the public helpful. - Education/Training:
Trade school courses in HVAC, electricity, plumbing preferred;
High School diploma or GED. - Writing
Skills:
good writing skills required for filling out work orders. - Physical/Health/
Schedule:
good health, ability to climb ladders, enter attics, move appliances; personal grooming and appearance to normal expectations; may require flex hours. - Continuing
Education:
complete all in‑house training programs related to service level as defined in IPM Management Service Policies and Procedures manual.
- Must possess valid documentation to establish identity and U.S. employment eligibility.
- Must pass background check and drug screening.
