• Walk the exterior of the property, picking up trash, cigarette butts, cans, bottles, and other materials daily.
• Run the compactor as needed.
• Empty trash cans at the mail house, laundry room, pool area, etc., daily.
• Regularly clean trash rooms and/or pressure wash compactor rooms.
• Maintain, clean, and organize storage areas under the direction of the Service Manager.
• Ensure amenities and common areas are clean and free of trash and debris including gazebos, playgrounds, mail centers, breezeways, and trash/compactor areas.
• Follow established policies, procedures, and the cleaning schedule as defined by supervisor.
• Complete service requests as directed by the Service Manager and log them on mobile devices.
• Notify Service Manager of any concerns in apartment homes that may require follow‑up.
• Keep curbs and speed bumps painted neatly; paint handrails.
• Pressure wash porticos, breezeways, sidewalks, trash pads, and all other applicable surfaces.
• Daily clean and organize the pool area and furniture.
• Test pool water as required by the county inspector; clean skimmers, vacuum, backwash, add water, and clean pump baskets as needed.
• If CPO, add chemicals as directed by Service Manager.
• Help move residents’ furniture during evictions.
• Assist with removal of trash from apartments after residents move out.
• Operate and maintain a back blower to blow streets, parking lots, and breezeways.
• Check and clean storm drains as needed.
• Perform occasional duties outside routine work as assigned by Property or Service Manager.
• Provide additional services during inspections and deliver resident notices as necessary.
• Follow all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs, and adhere to the handheld telephone policy.

• Entry‑level position; prior experience in pool care or pool maintenance preferred.
• Helpful experience dealing with the general public.
• High School diploma or GED preferred; trade school courses in HVAC, plumbing, pool care helpful but not required.
• General good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with grounds‑keeping.
• Personal grooming, dress, and appearance in keeping with expectations for maintenance professionals.
• Ability to assist Community Manager and/or Assistant Manager with duties that may include flex hours outside published office hours.
• Successful completion of all in‑house training programs related to the service level as defined in the IPM Management Service Policies and Procedures manual.

• Must possess valid documentation to establish identity and U.S. employment eligibility.
• Submission to a thorough pre‑employment background check and drug screening is required.
