Commercial Real Estate Paralegal – Equity Transactions
Title & Survey Memoranda | High-Value Acquisitions, Dispositions & Development
Location: Atlanta, GA (Hybrid after training depending on business needs)
Employment Type: Full-Time, Direct Hire
Flexibility for proven equity-side experience
Please Read Before ApplyingThis role is for experienced commercial real estate paralegals who have personally drafted title and survey memoranda for equity-side transactions
.
This is not a residential real estate role.
This is not lender-only or bank-side work.
If your background does not include hands-on title and survey analysis for acquisitions, dispositions, or development
, this role will not be a fit.
You will support a sophisticated commercial real estate equity practice handling complex, high-value transactions. Paralegals in this group are expected to take a substantive first pass at diligence and deliver organized, attorney-ready work product.
This is a role for professionals who already understand what equity-side commercial real estate work entails and are comfortable operating at that level.
What You’ll Be Responsible For- Drafting title and survey review memoranda for commercial real estate equity transactions
- Reviewing and analyzing title commitments, surveys, zoning reports, and related diligence
- Managing diligence materials and coordinating closing logistics
- Supporting acquisitions, dispositions, borrower-side financings, and development matters
- Working across multiple attorneys and deal teams simultaneously
- Maintaining organization and judgment across multiple active transactions (often 5–10 at a time)

- Demonstrated experience drafting title and survey memoranda
- Equity-side transaction experience (buying, selling, developing property)

- Lender-only or bank-side commercial work
- Title company or abstractor roles without law firm transaction responsibility
- Clerical or document-only paralegal positions
Selected candidates will be asked to provide a representative title or survey memorandum sample (redacted as needed).
The sample is reviewed solely to understand:
- How diligence issues are organized and analyzed
- The candidate’s level of substantive involvement
- Familiarity with equity-side transaction review
- Paralegals are treated as true transaction partners
- Sophisticated, nationally recognized real estate practice
- Reasonable billable expectations for this level of work
- Long-term stability and strong internal reputation
- Flexibility for experienced, proven professionals
- Initial conversation with a Focus People recruiter
- Targeted experience screening
- Attorney interviews
- Work product review (redacted memorandum)
