Overview

The CMMS Analyst is responsible for supporting the CMMS Account Manager and optimizing processes and the Computerized Maintenance Management System (CMMS) to ensure accurate asset data, efficient maintenance operations, and robust reporting for facilities management across all sites for the account.

Responsibilities
  • Support the migration to new CMMS platforms, including data preparation, validation, and organization.

  • Support the team by troubleshooting CMMS access errors and requests, submitting Zendesk tickets when appropriate.

  • Support in expansion of the team including onboarding tasks, route changes as well as Smartsheet and CMMS system updates.

  • Develop and maintain reports and documentation to support migration and ongoing operations.

  • Generate maintenance reports and provide insights to improve efficiency and decision-making.

  • Provide support for legacy CMMS platforms during transitions.

  • Assist with post-go-live activities, including user support and issue resolution.

  • Create process documentation and workflow diagrams for users and stakeholders.

  • Collaborate with internal teams and stakeholders to ensure timely and accurate delivery of system changes, updates and training.

  • Collaborate with maintenance teams, engineers and supervisors; enhance workflow automation, and ensure the CMMS aligns with organizational strategies.

  • Assist in overseeing Work Order Grading and Invoicing performance metrics in accordance with account KPIs.

  • Provide training and support to users on CMMS functionality and best practices.

  • Assist in maintaining the CMMS dispatch matrix and technician routing.

  • Support onboarding activities for the team

  • Additional supporting duties as assigned by CMMS Account Manager

Qualifications
  • Experience working with CMMS platforms (beyond basic work order management).

  • Strong analytical skills, technical proficiency, and experience with CMMS software.

  • Knowledge of maintenance operations, preventive maintenance procedures, and data analysis tools and business intelligence software (e.g., Tableau, Excel, Smartsheet).

  • Experience in the FM industry is highly desired.

  • Proven analytical skills and attention to detail.

  • Ability to work independently and manage multiple projects and systems simultaneously.

  • Strong organizational skills and comfort with fast-paced environments.

  • Strong time management skills.

  • Strong data entry, validation, and reporting skills (Excel, Google Workspace).

  • Ability to interpret raw data and transform it into actionable reports.

BONUS ELIGIBLE: CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Workplace Experience Manager position is $90k annually and the maximum salary for the Manager position is $120k annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
