POSITION SUMMARY:

The Assistant Controller supports the Controller and CFO in managing accounting, financial reporting, and internal controls for a portfolio of retail real estate assets, including shopping centers and single-tenant assets. This role plays a key part in delivering accurate financial information to internal leadership and external investors, ensuring transparency, compliance, and strong financial performance.

• Assist in preparing monthly, quarterly, and annual financial statements for retail properties and holding entities.
• Oversee general ledger activity, journal entries, and balance sheet reconciliations.
• Review property-level financials, including CAM reconciliations, tenant recoveries, and percentage rent.
• Support budgeting, forecasting, and variance analysis for retail assets.
• Monitor compliance with loan covenants and debt reporting requirements.

• Prepare and review investor reporting packages, including financial statements and narrative summaries explaining notable events during the quarter.
• Support quarterly and annual investor reporting, capital account statements, and distribution calculations.
• Assist in responding to investor inquiries related to financial performance and reporting.
• Coordinate with asset management to align property performance data with investor communications.
• Support fundraising efforts by providing historical financial data and analysis.
• Maintain accurate investor records and support waterfall and promote calculations.

• Ensure compliance with internal accounting policies and partnership agreements.
• Assist with annual tax filings and tax advisors.
• Help distribute K-1s to members.
• Monitor and enhance internal controls and accounting processes.

• Bachelor’s degree in Accounting, Finance, or related field.
• Minimum of 4 years of accounting experience, preferably in retail real estate.
• Strong understanding of real estate partnerships and investor structures.
• Experience with property management/accounting systems (e.g., Yardi, MRI).
• Advanced Excel skills.

• Ability to manage multiple properties, entities, and investor groups.
• Strong written and verbal communication skills for investor-facing materials.
• Ability to collaborate across accounting, asset management, and investor relations teams
