Job Overview
Integral Group is hiring Leasing Consultants for several cities, including Atlanta, GA;
Birmingham, AL; and Baton Rouge, LA. The primary role is to serve residents and prospective residents by providing excellent customer service and managing the leasing process.
- Leasing Responsibilities
- Answer telephones with the Integral greeting and document calls in ILM.
- Check Call Max messages daily, return calls before 10 am, and document in Call Max.
- Retrieve leads in ILM and clear the Lead board within 48 hours.
- Clear all categories on the Prospect board within 48 hours.
- Show‑Ready and Tours
- Greet prospective residents with the Integral greeting.
- Daily check that model and market‑ready apartments meet “show readiness” standards.
- Show model and market‑ready apartments and schedule live virtual tours.
- Follow up on virtual tour links and confirm receipt.
- Provide customer feedback opportunities.
- Application Handling
- Assist applicants with the application completion and check for completeness.
- Explain deposit and fee policies.
- Determine move‑in date and unit.
- Collect deposits/fees.
- Submit Market Rent applications to CM within 48 hours.
- Submit Tax Credit/AA applications to QA within 7 days.
- Verify application information and recommend qualifications to the Community Manager.
- Complete lease documents and explain the lease to the applicant.
- Move‑In Process
- Deliver lease paperwork to Community Manager within 24 hours of move‑in date.
- Deliver completed files to QA within 72 hours of move‑in.
- Enter lease details into Yardi, update Unit Availability Report, and complete move‑in details.
- Provide move‑in package to residents.
- Conduct move‑in inspection, verify locks and keys, and provide lease copies.
- Collect any remaining deposits or fees before occupancy.
- Verify utilities transfer and confirm rental insurance; document in Yardi.
- Lease Renewals
- Notify residents 90 days (market) and 120 days (Tax/AA) before expiration.
- Contact residents at least 75 days (market) and 90 days (Tax/AA) before expiration.
- Complete renewal paperwork and submit electronically.
- Deliver renewal paperwork to Community Manager within 24 hours.
- Deliver completed files to QA within 72 hours.
- Service Requests
- Handle telephone calls regarding service requests.
- Review Yardi work order history and enter new requests.
- Escalate issues to the Community Manager and provide residents with work order numbers.
- Administrative Duties
- Answer the telephone and retrieve answering service messages.
- Distribute mail.
- Maintain positive, courteous attitude.
- Accept rent, write receipts, and follow up on delinquent accounts.
- Maintain files and adhere to policies and procedures.
- Turn on lights in show‑ready apartments at the start of the day and off at the end.
- Check community email daily, input leads into ILM, and direct messages appropriately.
- Perform daily cleaning of the Leasing Office, including glass doors, rugs, and desk space.
- Complete any additional duties assigned by supervisors.
- Prefer one to two years of leasing/sales and/or customer service experience.
- Experience dealing with customers or the general public.
- High School Diploma or GED (business school, college, or marketing courses preferred).
- Proficient with MS Office Suite.
- High energy, positive attitude, people‑oriented.
- Ability to communicate clearly by telephone and in writing.
- Professional demeanor and team player.
- Personal grooming and dress appropriate for an office professional.
- Willingness to assist the Community Manager and/or Assistant Manager with all duties, including flexible hours.
- Completion of all in‑house training programs related to service level and IPM Management Service Policies and Procedures manual.
- Must possess valid documentation for identity and U.S. employment eligibility.
- Must pass a thorough pre‑employment background check and drug screening.
