Director of Preconstruction

As the Preconstruction Director at AJAX Construction, you will lead all preconstruction activities, shaping how we plan, estimate, and deliver commercially successful projects. You will be a strategic partner to clients, design teams, and internal stakeholders — ensuring feasibility, cost-efficiency, risk mitigation, and constructability before a project breaks ground. This role requires a visionary leader with deep preconstruction expertise, strong commercial instincts, and an ability to foster collaboration across cross‑functional teams.

• Lead and oversee all preconstruction activities, including conceptual estimating, detailed cost modeling, constructability reviews, and value engineering.
• Partner with clients, architects, and engineers to align scope, budget, schedule, and design intent throughout the preconstruction phase.
• Develop and manage project budgets, cost forecasts, milestone schedules, and risk assessments.
• Direct the preparation and review of estimates at all stages of design (conceptual through GMP/Final).
• Identify project risks and opportunities early, recommending mitigation strategies and alternative solutions.
• Collaborate closely with operations teams to ensure seamless transition from preconstruction to construction.
• Support business development efforts by contributing to proposals, interviews, and client presentations.
• Establish and refine preconstruction processes, tools, and best practices to support consistent and scalable project delivery.
• Mentor and develop preconstruction staff, fostering a collaborative, accountable, and high‑performance team environment.
• Uphold Ajax Construction’s standards for quality, safety, and client satisfaction.

• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
• 10+ years of experience in commercial construction with progressive responsibility in preconstruction, estimating, or project management.
• Proven experience leading preconstruction efforts on complex commercial projects.
• Strong understanding of design‑build and/or CM at‑risk delivery methods.
• Demonstrated expertise in cost estimating, value engineering, scheduling, and constructability analysis.
• Proficiency with industry‑standard estimating and scheduling software and construction technology platforms.
• Exceptional communication, leadership, and relationship‑building skills.
• Ability to manage multiple projects and priorities in a fast‑paced, collaborative environment.
