Overview
Regional Manager - Northern Georgia. This role requires a Regional Manager who is actively engaged in operations, team development, and property performance. If you prefer a position where oversight occurs primarily through reports or where travel to sites is occasional, this role may not be the right fit. Our Regional Managers spend significant time in their communities, working alongside site teams, identifying operational gaps, and making improvements in leasing performance, collections, unit turnover, and financial efficiencies. Our ideal candidate is hungry, accountable, and relentless about performance. You understand that successful properties require strong leadership, consistent training, and holding teams accountable to daily operational standards. You Will Be Responsible For
- Drive Property Performance — You will lead a portfolio of multifamily communities and be responsible for ensuring operational success across key performance metrics, including:
Leasing performance and occupancy;
Rental collections and delinquency management;
Unit turn timelines and readiness;
Vendor invoice processing and operational workflow;
Daily operational discipline at the property level. This role requires someone who actively monitors performance and steps in when results are off track. - Lead and Develop Strong Property Teams — Great properties are built by strong teams. You will:
Train staff and verify understanding of operational processes;
Hold site teams accountable to expectations and KPIs;
Identify gaps in performance early and correct them;
Build stronger teams through coaching, training, and leadership;
Proactively address staffing issues and assist with recruiting, hiring, and training when replacements are necessary. - Be Willing to Get Hands-On — The best regional managers know when to shift from oversight to action. This role requires someone who will travel to properties 3–4 days per week;
Jump in to stabilize underperforming sites;
Work alongside teams to correct operational issues;
Identify problems early and drive solutions quickly. - Maintain Strong Financial and Operational Discipline — You will oversee financial accuracy and operational consistency across the portfolio, including:
Reclasses and accruals;
Monthly AME processes;
Budget awareness and financial oversight;
Collections and eviction process management;

Proven success managing multiple communities or regional portfolios;
Strong leadership experience with both in-person and remote teams;
Experience with:
Microsoft Office / Microsoft 365;
Blue Moon;
Evictions and delinquency management;
Property financial processes, including accruals, reclasses, and monthly AME;
