Maintenance Technician II – Cascade Management, Inc. – Astoria, OR

Base pay: $17.00 /hr – $26.00 /hr

Schedule:

Monday‑Friday, 9 am–1 pm (20 hours/week, part‑time).

Compensation:

Essential Functions & Responsibilities
  • Perform minor and routine maintenance (painting, plumbing, janitorial, appliance upkeep, landscaping, etc.).
  • Inspect, troubleshoot, and complete repairs in a timely manner.
  • Initiate and oversee maintenance projects up to $300 (PM approval required for >$300).
  • Manage trash, sidewalks, parking lots, and maintain clear boundaries; perform routine landscaping maintenance.
  • Turnover vacant apartments, ensuring spaces are rent‑ready within 5‑10 days.
  • Schedule and conduct pre‑move‑out inspections and reporting; provide cost estimates to residents.
  • Regularly test smoke detectors, change filters, inspect air handlers, and perform other inspections as directed.
  • Requisition supplies, purchase tools and equipment under supervisor approval удовольствовать maintain clean, safe storage.
  • Complete work orders and update property maintenance log within 3‑5 working days.
  • Perform preventive maintenance inspections on all units; report safety and lease agreement violations.appcompat.
  • Respond promptly to after‑hours repair calls.

  • Other duties as assigned.
Qualifications & Physical Demands

Education & Experience: 3‑5 years in electrical, plumbing, painting, or related trade; associate degree preferred.

Certifications: Valid driver’s license and insurance.

Skills: Ability to read and interpret maintenance instructions, write reports, speak to customers and staff, perform basic math, problem solve, follow written or oral instructions.

Physical demands:
Walk, climb, stoop, lift 50‑75 lb (occasionally >100 lb), use hand truck to move appliances, maintain use of vision, hearing, and manual dexterity.

Cascade requires employees to supply their own tools; a list of required tools must be obtained within 60 days of hire.
