Position Summary

The Facilities Specialist II is a highly skilled technician responsible for maintaining, diagnosing, and repairing facility equipment, mechanical systems, electrical systems and infrastructure across multiple Parks, Recreation, Arts, and Golf facilities. This role requires specialized technical knowledge, certifications, and/or licenses in electrical, mechanical, controls, and industrial refrigeration systems, as well as the ability to manage third‑party contractors.

Essential Job Functions Daily Operations
  • Work in a team environment to manage daily building operations and ensure safe, efficient, and clean facilities.
  • Conduct regular inspections to identify maintenance needs, safety hazards and system issues.
  • Monitor, operate, and troubleshoot building systems to maintain reliable facility performance.
  • Manage vendor work, including coordination, oversight, and quality verification.
  • Lead preventative maintenance and facility improvement projects to enhance safety, efficiency, and usability.
Electrical Work
  • Install, program, troubleshoot, and repair a wide range of control systems (DDC BMS, lighting, refrigeration plant controls, PLCs, etc.).
  • Work with 3‑phase, 480 V equipment, transformers, switch gear, motor control centers, and standard power distribution components.
  • Repair electro‑mechanical devices such as motors, starters, compressors, pumps, valves, transducers, sensors, relays, and more.
  • Calibrate and standardize sensitive electronic equipment including pressure transmitters and gas detection units.
  • Use specialized tools such as Megger testers, scopes, power quality monitors, tachometers, and IR detectors.
  • Maintain plant and facility safety systems; lead interpretation and creation of wiring diagrams and schematics.
Specialized Technical Responsibilities
  • Perform diagnostic, maintenance, and repair work across five (5) parks and facilities.
  • Apply specialized skills and certifications in one or more areas, including mechanical or electrical engineering degrees, journeyman’s or master’s electrical licenses, low‑voltage controls work, ladder logic programming, and industrial ammonia refrigeration.
Commercial & Industrial Refrigeration, HVAC
  • Maintain and repair refrigeration and HVAC systems, perform preventative maintenance, inspections, adjustments, and operational checks.
  • Respond to system alarms, equipment failures, and service requests; read and follow schematics and safety requirements.
  • Use specialized refrigeration tools such as ammonia monitors, vacuum pumps, leak detectors, and recovery units.
Mechanical
  • Troubleshoot, repair, modify, and upgrade machinery such as air compressors, steam generators, blowers, compressors, and HVAC equipment.
  • Use specialized tools (gear pullers, hydraulic presses, torque wrenches, etc.).
Machinist/Shop
  • Perform machining, fabrication, welding, and repair work; fabricate or modify parts and components; read blueprints.
  • Use shop equipment such as grinding wheels, micrometers, bore gauges, and drill sharpeners.
Plumbing
  • Install, maintain, and repair plumbing fixtures, hydronic heating systems, and other water‑related systems.
  • Use specialized tools like pipe benders and flaring tools.
Record Keeping & Procurement
  • Document inspections, maintenance activities, repairs, and system conditions.
  • Complete work orders and maintenance logs accurately and timely.
  • Identify required materials and follow purchasing procedures.
