The Facilities Specialist I is a skilled technician who performs preventive maintenance, technical analysis, troubleshooting, operation of industrial equipment and repair/installation of facility equipment and systems across multiple parks, recreation, arts and golf facilities. The role requires experience in building trades including carpentry, painting, plumbing, electrical and mechanical work.

Works under the direct supervision of the Facilities Manager.

• Perform early daily inspections of facilities and systems including HVAC, plumbing, lighting, electrical and general safety conditions.
• Carry out snow and ice removal as required.
• Record daily readings and measurements in permanent logs for systems such as ammonia refrigeration plants, pool chemical treatment plants, boiler rooms, air‑handlers, lift stations, RO units, Ozone generator, fire systems, and elevator regulatory inspections.
• Coordinate with operations staff to identify critical systems requiring immediate action.

• Install, commission, troubleshoot, repair wide variety of electromechanical devices (DDC Building Management Systems, programming, control installation, phase protection, variable frequency drives, soft‑starts, equipment drives).
• Maintain and calibrate emergency circuits/safeguards and other electrical, electronic and power distribution systems.
• Install and maintain lighting, pumps, actuators, sensors and motors.

• Operate, repair, maintain, inspect and log ammonia refrigeration plants including major overhauls of reciprocating compressors.
• Repair and maintain commercial air conditioning units, refrigeration and chillers (including commercial kitchen equipment).
• Maintain air handling systems: bearing and belt replacements, filter replacement, lubrication, troubleshooting and repair.
• Install, repair, maintain, inspect and log condensers, domestic hot water systems, etc.

• Troubleshoot and repair machinery such as air compressors, steam generators, regenerative blowers, ozone generators, scrubbers, vacuums, ice edgers, Zambonis, belt and chain drives, pressure washers, hydraulic equipment, fans, gate actuators, hoists, combustion burners, compressors and blower systems, dampers/actuators, de‑humidification equipment, man‑lifts, tractors.

• Install, troubleshoot and repair plumbing fixtures, water supply plumbing, hydronic heating systems, refrigeration plant glycol loops, sanitary sewer systems, water softeners, flow meters, hot water boilers, pumps, zone valves, PVC plumbing systems, filtration systems, reverse osmosis systems, lift stations, check valves, pressure relief valves, proportional control valves, flow valves, butterfly valves, ball valves, filters, auto‑vents.

• Operate heavy equipment (front‑end loaders, forklifts, hoists, backhoes, man lifts, tractors, snowblowers).
• Weld, form, fabricate assemblies and structures.
• Operate machine shop equipment: engine lathes, vertical milling machines, rotary tables, boring heads, presses, grinders, drill presses, bandsaws.
• Perform carpentry (table saws, band saws, belt sanders, disk sanders, palm sanders, routers, jointers, planners, biscuit joiners, edge banders).
• Execute HVAC roofing work, remove ice dams, replace screws, repair leaks, caulk seams and flashings, snow removal.
