Job Description Summary

This position supports the Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately and timely perform routine operation, inspection, maintenance, and repairs on all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to achieve the most efficient operating results and extend life expectancy.

Responsibilities include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the client facility.

This is a non‑supervisory, hourly, non‑exempt role.

Responsibilities
  • Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and installed systems, equipment, and components.
  • Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds for assigned client buildings.
  • Perform major HVAC repairs including compressor, condenser, evaporator coil, and other component replacements.
  • Perform major plumbing repairs including domestic water piping, steam trap, sewage line, and bathroom fixture repairs.
  • Execute electrical repairs such as conduit piping, cable pulling, panel maintenance, motor maintenance, and predictive maintenance using a megahertz tester.
  • Conduct assigned facility inspections and due diligence, reporting as‑found conditions impacting client occupancy and operations.
  • Respond promptly to all emergencies; light travel may be required during emergency events.
  • Operate, maintain, and repair boilers, heaters, pumps, valves, and distribution lines for steam or heated water.
  • Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, pumps, and valves in air conditioning systems.
  • Operate, maintain, and repair pumps handling secondary refrigerants and associated valves.
  • Operate, maintain, and repair air compressors and associated air control lines.
  • Operate, maintain, and repair water filters, softeners, piping, pumps, sinks, toilets, and sprinkler systems.
  • Operate, maintain, and repair all types of electric motors and engines powering pumps, compressors, and fans.
  • Maintain elevators where not serviced by specialized contractors.
  • Operate, maintain, and repair building automation systems for HVAC including consoles, data panels, sensors, and indicators.
  • Operate, maintain, and repair sanitary sewer systems and sump pumps.
  • Maintain and repair trash compactors, including electrical and hydraulic systems.
  • Maintain and repair all kitchen equipment excluding tenant‑owned equipment.
  • Maintain stock and inventory control.
  • Recommend improvements to the preventive maintenance program continuously.
  • Ensure the management team is informed of current building operations by compiling and submitting monthly reports.
  • Study and become familiar with equipment at assigned client locations and methods required to use them properly, including building automation and fire/life safety systems.
  • Recognize danger and safety hazards and propose methods to eliminate them or use correct PPE.
  • Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and safe work habits.
  • Must maintain all Federal, State, or Local licenses required for assigned locations.
  • Complete all required C&W Safety Training as scheduled annually.
  • Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance during all working hours.
  • Perform general maintenance tasks such as toilet facility repairs, register and radiator repairs, lamp replacement, light fixture cleaning, ceiling tile removal, minor furniture and floor repairs, door hardware replacement, floor maintenance equipment repair, and painting in equipment rooms and other facilities.
  • Assist in replacement of HVAC filters.
  • General cleaning in mechanical spaces and perimeter induction units.
  • Cleanup of equipment in the engine room and shop.
