This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. This role involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The Regional Property Manager plays a crucial role in coordinating and leading property management teams, collaborating with various stakeholders, and maintaining a strong understanding of the real‑estate market trends in the region.
Key Responsibilities- Ensure that the portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing reports, and implementing action plans.
- Collaborate with community managers to achieve performance goals.
- Collaborate with regional support services leaders to improve asset and team performance.
- Take ownership of and implement local and national operational initiatives, championing change and adoption of protocols at all properties.
- Oversee and manage budgets, ensuring financial targets are met or exceeded.
- Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
- Foster positive relationships with tenants and address concerns promptly.
- Implement tenant retention programs to minimize turnover and vacancy rates.
- Collaborate with leasing teams to develop and implement effective marketing strategies.
- Ensure optimal occupancy rates through targeted leasing efforts.
- Oversee maintenance programs to ensure properties are well‑maintained and compliant with regulations.
- Ensure properties meet company and owner standards through inspections and coordinate capital requests.
- Implement preventative maintenance plans to extend asset life.
- Stay current with local, state, and federal regulations affecting property management.
- Ensure compliance with all codes, laws, and regulations.
- Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage.
- Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends.
The salary range for the position is $125,000 - $135,000.
Basic Knowledge & Qualifications- Bachelor’s or Master’s degree from an accredited college or university; preferred in Business, Real Estate, or related fields.
- Proven leadership experience managing diverse properties.
- Proficiency in property management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database applications.
- Strong financial acumen and analytical skills.
- Excellent communication and team management skills.
- In‑depth knowledge of real‑estate laws, regulations, and market trends.
- Ability to create and manage stakeholder relationships.
- Minimum 3 years of relevant experience.
- Real Estate license required in specific markets; otherwise preferred.
- Industry certifications (e.g., CPM, CAPS, CAM) also preferred.
