OverviewWe are seeking an Assistant Director of Leasing & Revenue to join our national platform as a key internal resource supporting asset management. This role focuses on maximizing rental income across a portfolio of multifamily and student housing communities by blending data-driven analysis with deep market expertise. You’ll serve as the in-house market expert — analyzing performance, tracking supply and demand trends, and helping shape strategies that keep our communities competitive and thriving.
Responsibilities- Partner with asset management and third-party operators to develop and execute pricing and leasing strategies that optimize rental income and occupancy.
- Monitor leasing velocity, rent growth, concessions, and revenue management outputs, recommending adjustments as needed.
- Prepare clear reporting and presentations for leadership and investors, highlighting portfolio performance, risks, and opportunities.
- Become the company’s market expert for assigned assets, tracking competitive supply, pipeline, employment, and economic drivers.
- Use knowledge of micro and macro market trends to anticipate shifts in the rental environment and inform strategy adjustments accordingly.
- Deliver market insights to asset management and internal stakeholders to influence underwriting, acquisitions, and development opportunities.
- Support development and monitoring of property business plans, ensuring revenue targets align with investment objectives.
- Conduct site visits to evaluate leasing execution, assess property positioning, identify areas for improvement, and collaborate with teams on solutions.
- Recommend and implement portfolio-wide initiatives to improve leasing performance.
- Analyze revenue management outputs and market intelligence to make informed recommendations.
- Analyze operational marketing metrics to guide recommended adjustments to drive leasing performance.
- Analyze current year performance and market intelligence to support the development of annual rental income targets for your assigned portfolio.
- Influence and guide property management partners through strong communication and data-driven insights.
- Partner with marketing teams to ensure campaigns and strategies align with revenue objectives.
- Deliver clear, compelling reports and presentations to leadership and investors on performance, risks, and opportunities.
- Take ownership, step into challenges, and contribute both strategically and hands-on as needed.
- 5+ years of experience in leasing, revenue management, or asset management (student housing strongly preferred; multifamily a plus).
- Proven success managing leasing/revenue performance across multiple properties.
- Familiarity with property management and revenue management platforms (Entrata, Yardi, Real Page, Yield Star, LRO).
- Strong financial and analytical skills, including budgeting, rent setting, and performance analysis.
- Excellent communication and presentation skills, with the ability to influence stakeholders and present to leadership/investors.
- Proficiency in Excel, PowerPoint, and presentation design tools (Adobe Acrobat, Canva Pro).
- Ability to manage multiple projects, prioritize effectively, and thrive in a fast-paced environment.
- Willingness to travel up to 30%.

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team. For Arlington, VA this ranges from $85,000.00 - $95,000.00 plus benefits and retirement program.
