The Senior Property Manager serves as the senior onsite executive for a stabilized, ultra-luxury multifamily community, responsible for protecting and enhancing a fully realized asset while delivering a consistently exceptional resident experience. This role requires a sophisticated operator who understands that in a stabilized luxury environment, retention, reputation, discretion, and precision execution are paramount.
The Senior Property Manager is entrusted with full operational, financial, and cultural leadership of the community, acting as a strategic partner to ownership and a visible ambassador of the brand.
Core Responsibilities Resident Experience & Brand Leadership- Champion a white-glove, hospitality-driven service culture focused on long-term resident satisfaction and loyalty
- Build trusted relationships with residents, ensuring concerns are addressed proactively and discreetly
- Maintain consistency in service delivery, amenity programming, and community standards reflective of an ultra-luxury lifestyle
- Oversee renewal strategies, engagement initiatives, and experiential enhancements that support retention and brand prestige
- Lead and develop a seasoned onsite leadership team, setting clear expectations and performance standards
- Foster a culture of professionalism, accountability, and service excellence
- Coach and mentor department leaders to ensure operational depth, continuity, and succession readiness
- Ensure staffing levels and roles align with stabilized operations and service expectations
- Maintain full responsibility for property financial performance, including budgeting, forecasting, and expense management
- Protect NOI through disciplined cost control while never compromising resident experience or asset integrity
- Evaluate pricing, concessions (if any), and renewal strategies to support sustainable revenue growth
- Provide accurate, strategic reporting and insights to ownership and corporate leadership
- Ensure all building systems, common areas, and residences are maintained to impeccable standards
- Oversee preventive maintenance programs to protect long-term asset condition and minimize disruptions
- Manage vendor partnerships and service contracts to ensure consistent quality and value
- Ensure full compliance with safety, legal, and regulatory requirements
- Proactively identify and mitigate operational, reputational, and resident-experience risks
- Handle sensitive resident matters with diplomacy, confidentiality, and sound judgment
- Maintain the community’s standing as a premier address within the market
- Act as the primary onsite liaison to ownership and corporate leadership
- Align operational execution with ownership objectives and long-term asset strategy
- Support asset reviews, capital planning, and continuous improvement initiatives
- 8+ years of leadership experience in luxury or ultra-luxury multifamily, hospitality, or comparable high-end residential environments
- Prior experience managing a stabilized luxury asset strongly preferred
- Demonstrated success with long-term asset stewardship, resident retention, and financial discipline
- Strong understanding of luxury service delivery and hospitality best practices
- Exceptional interpersonal, communication, and leadership skills
- High emotional intelligence and sound judgment when navigating sensitive situations
- Professional presence and ability to engage confidently with discerning residents and ownership
- Leadership of a fully stabilized, ultra-luxury residential community
