Hours9:00 AM – 6:00 PM Monday through Friday or as scheduled by the Regional VP; some nights and weekend work required.

- 1–3 years maintenance experience (apartment maintenance experience preferred)
- Troubleshooting and problem‑solving skills
- Basic budget or business finance knowledge helpful
- Refrigeration certification (type 2 or universal) or obtain within first 90 days of employment
- Valid driver’s license (free from major moving violations) and dependable transportation
- Use various hand tools and test equipment
- Bend, stoop, and kneel for extended periods
- Push and pull up to 300 pounds on wheels
- Lift up to 50 pounds
- Climb ladders up to 40 feet
- Use a hand‑truck
- Assist in all maintenance requests, preventive maintenance, and amenity area maintenance for the apartment community
- Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.)
- Respond to and resolve emergency maintenance requests after business hours (weeknights, weekends, holidays)
- Prepare vacant apartments to make rent‑ready
- Perform preventive maintenance work
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment and appliances
- Interact directly with residents
- Maintain logbooks and databases; enter service requests and status updates into database
- Assist in monitoring contractors’ work performance
- Support the Service Manager in meeting budget responsibilities
- Follow and promote company policies and procedures
- Prioritize customer service
- If the property does not have a housekeeper, perform light cleaning duties such as cleaning model clubs, leasing office, emptying trash, cleaning grounds and amenity areas
- Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.)
- Wear a clean and neat uniform when working on any PAC property, including nights and weekends if applicable; maintain a clean and neat personal appearance at all times per PAC policy
- Communicate with residents and prospects consistently with PAC standards
- Read and/or listen to resident requests/complaints
- Receive resident complaints in a calm, open, and professional manner
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance
- Deliver newsletters, correspondence, etc., to residents’ apartments
- Coordinate set up, attend, and clean up after resident functions (food tables, display areas, etc.) as requested by the General Manager
Physical Requirements
- Move appliances between apartment units by hand truck over one to three flights of steps; appliances range from 75 to well over 300 pounds
- Move single washing machines and/or stacked (double) clothes dryers (120–300 pounds) in commercial laundry rooms
- Occasionally repair building structure, requiring movement of building materials weighing several pounds to over 300 pounds
- Maintain special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates); weight typically exceeds 100 pounds
- Perform resident service functions such as installing lighting or ceiling fans, using a step ladder while lifting
