Role Overview Core Responsibilities
  • Lead the estimating and bidding process for high‑end residential projects.
  • Develop conceptual and detailed budgets across all phases:
    Pre‑Design, Schematic Design, Design Development, and Construction Documents.
  • Produce comprehensive scopes of work and trade packages aligned with project intent.
  • Perform detailed material and labor takeoffs with a high degree of accuracy.
  • Analyze drawings and specifications for feasibility, risk, and cost implications.
  • Participate in pre‑bid, bid leveling, and subcontractor de‑scope meetings.
  • Provide clear recommendations to leadership regarding trade selection and contract awards.
Procurement & Project Support
  • Negotiate pricing and terms with subcontractors and suppliers to support value, quality, and schedule.
  • Support buyout and procurement strategies with detailed pricing analysis.
  • Assist in subcontractor qualification and long‑term trade partner development.
  • Collaborate with Project Managers and Superintendents during construction to support pricing, change orders, and scope clarification as needed.
Data, Systems & Continuous Improvement
  • Maintain and refine historical cost data to improve forecasting and estimating accuracy.
  • Enhance estimating tools, templates, and workflows to increase efficiency and consistency.
  • Stay current on market conditions, material pricing, and best practices in high‑end residential construction.
  • Contribute to a culture of continuous improvement across pre‑construction and operations.
Qualifications & Profile
  • 5+ years of estimating and/or pre‑construction experience in high‑end residential construction.
  • Degree in Construction Management, Engineering, Architecture, or equivalent professional experience.
  • Prior field experience as a Project Manager, Superintendent, or Architect is a strong plus.
  • Demonstrated expertise across multiple trades and the ability to develop detailed scopes of work.
  • Advanced proficiency with construction and design software, including:
    • Bluebeam
    • Revit
    • Procore
    • Plan Swift
    • CAD
    • Smartsheets
    • Microsoft Excel
  • Exceptional organizational, analytical, and communication skills.
  • Ability to work independently while contributing effectively within a collaborative team environment.

  • Valid driver's license and reliable transportation required.
