OCC Project Leader
Duties and Responsibilities

• Managing the life cycle of each project from conceptual stage to final completion in accordance with the contract requirements.
• Coordinating site visit meetings, documenting existing conditions, producing quantity takeoff and developing a detailed line item estimate based on the project scope of work, site visit findings, drawings and specifications.
• Utilizing estimating software to procure line item pricing proposal.
• Conducting discussions/clarifications with the client's representative to finalize scope of work and pricing proposal.
• Preparing subcontractor bid packages, conducting pre-bid meetings and soliciting subcontractor pricing.
• Utilizing the submittal log to establish required submittals and deliver to the client.
• Developing and maintaining a detailed construction schedule.
• Supervising and coordinating subcontractor on-site activities.
• Ensuring project close-out documentation is submitted to the client, including as-built drawings, closing permits, warranty, and O&M manuals.

• B.S. Degree in construction/engineering related degree (highly preferred).
• Associate degree in construction/engineering related degree (preferred).
• Prior JOC experience (highly preferred).
• Minimum of 7 years’ experience in the general construction industry with a commercial or industrial general contractor managing and coordinating multiple building renovation and upgrade projects and multi trade subcontractors.
• Experience working public sector construction industry (a plus).
• Experienced in producing detailed lump sum, fixed price estimates based on subcontractor pricing.
• Experience with producing estimates utilizing line-item pricing from RS Means, Gordian or other published unit price books (a plus).
• Strong knowledge of construction means and methods, including the ability to read and interpret engineering drawings.
• Experience in conducting site visits and producing written scope of work.
• Experience working with MS Project, MS Word, MS Excel, estimating and scheduling software.
• Understanding the principles of Performance Based construction (preferred).
• Ability to interact and negotiate with clients and end users.
• Good oral and written communication skills.
• Ability to work well in a team environment.
• Must pass drug screen and medical evaluation and have a good driving record.
