- Project Manager is an integral part of the General Construction Team and will be involved in multiple facets of the team to keep production on projects running efficiently while mitigating constraints that could impact budget and schedule.
- Work closely with the assigned project team to establish direction for each project and ensure a quality project is delivered within budget and on schedule to agreed specifications.
- Manage the work of Subcontractors and ensure they are working cooperatively and efficiently to support project success.
- Maintain Client Satisfaction on assigned project(s).
- Participate in Project Reviews with Preconstruction Team on assigned project.
- Participate in Handoff of Project from Preconstruction Team to Project Team.
- Develop the Project Execution Plan (with Superintendent).
- Develop and finalize the Project Schedule (with Superintendent).
- Participate in development of Site-Specific Safety & Quality Requirements.
- Ensure timely buyout of all major purchase orders and subcontracts (30-day target).
- Submit subcontracts and purchase orders for approval to Sr. PM.
- Obtain all required permits and business licenses.
- Develop Schedule of Values for DM approval.
- Obtain insurance and bonding from all subcontractors.
- Submit all RFIs to Designer and Owners, and manage submittals for approval and tracking.
- Obtain, submit, review, and approve product or detailed design information submittals as required for each project (30 days from award).
- Lead and document weekly subcontractor meetings and weekly OAC meetings.
- Maintain project schedule (with Superintendent).
- Submit all delay notices timely and maintain project budget.
- Adhere to contract terms and conditions.
- Ensure regular project photos and daily reports are completed in Procore.
- Maintain project documents within Procore.
- Maintain open communications and serve as main point of contact for owner and subcontractors.
- Timely owner and subcontractor change management for all project change events with proper execution documentation filed prior to work starting.
- Generate and submit all customer invoices by contract deadline; ensure timely payments from customers.
- Maintain cash-positive position on the project and ensure all subcontractor invoices are received and approved monthly.
- Provide customer with turnover manual and O&M documentation and closure of project.
- Complete project closeout internally within 30 days of CO, or per contract requirements.
- Prepare Work in Progress and Executive Summary reports monthly and project update reports weekly.
- Must be computer literate with a working knowledge of MS Office applications.
- Familiarity with construction project management software is a plus, but not required.
- Reading contract documents and P&.
- Working knowledge of project estimating, planning, scheduling and budgeting.
- Strong written and verbal communication skills that align with core values.
- 5+ years of experience with knowledge of construction, design, and cost management.
- Bachelor’s degree in construction science & management or related field is preferred.
