Job SummaryActs as the first responder for all off-shift maintenance calls for all off-shift Metasys Building Operation Systems alarms, temperature (too hot/too cold) calls, and calls involving emergency and routine repairs (as allowed by existing codes) involving non-licensed plumbing, electrical, elevator entrapments and failures, heat and cooling systems, security hardware, locks and life safety equipment failures. Calls also involve fire alarms, sprinkler activation, and custodial calls that present a health or safety risk.
Performs corrective actions to trouble calls and alarms or determines that a specialized tradesperson or service contractor is required to make necessary repairs. Performs scheduled maintenance tasks as required or as assigned. Coordinates the actions of personnel called to resolve emergency situations.
- Works on assigned shift and participates in building system repair, maintenance, and upkeep. May functionally supervise employees of lower grade to handle maintenance tasks as assigned to State buildings and building appurtenances, such as heating and ventilating equipment, including HVAC control systems, pumps, air compressors, domestic water systems, electric motors and appliances, fan units, fume hoods (exhaust and supply), and disposal systems.
- Responds to emergency calls. Analyzes problem/failure and overall conditions. Performs any necessary on-the-spot repairs, adjustments, and/or replacement of needed and available parts to return the equipment or room to regular use. Determines when a specialized tradesperson or service contractor is required to perform necessary repairs. Consults with Facilities Operations Professional staff member on call as needed. Communicates with customers related to the repairs.
- Responds to or assists Maintainer I on shift to handle custodial calls received. These calls involve concerns that present a health and safety hazard, including the cleanup of bodily fluids, major floods, broken glass, and exterior ice and snow conditions. Requests the call back of custodial or grounds maintenance staff as needed. Consults with Facilities Operations Professional staff member on call as necessary.
- Responds to and resets alarms (fire, security, high water alarms, etc.). These calls may include, but are not limited to, failure in electric, control systems alarms, pneumatic, non-licensed plumbing, and mechanical systems, and/or components or related equipment. Uses Metasys to monitor controlled buildings for abnormal temperatures or conditions of operation that could be harmful to the building or occupants.
- Responds to and resets card access alarms, ensuring equipment is functioning properly and that the building is secure. Requests specialized licensed tradesperson for repairs of non-functioning equipment. In the event of non-functioning equipment that presents an immediate security risk, consults with a Facilities Operations Professional staff member on call.
- Maintains log of all off-shift calls and maintains maintenance records. Must maintain accurate daily shift log detailing "as found" and "as left" conditions of all service calls received. This includes daily log entries of abnormal conditions found during the shift.
- Requisition s materials, tools, and equipment to support off shift repairs performed by incumbent or by specialized tradesperson or service contractor.
- Maintains the security of the campus and related areas by maintaining a key ring to access buildings for maintenance and emergency access. Follows Security Identification Policy when allowing access to University properties. Follows protocols in providing access to locked spaces to residents, emergency responders, service personnel, or service contractors as needed in consultation with Facilities Operations Professional staff member on call.
- Works cooperatively with Residential Life, Physical Plant, Environmental Health & Safety, University of Massachusetts Police Department, Amherst Fire Department, and outside vendors to respond to emergencies occurring off shift in University properties.
- Performs scheduled routine checks of problems such as: emptying buckets or pumping areas under roof leaks or pipe leaks; checking certain equipment during assigned shifts for proper operation; locking/unlocking doors, bollards, and gates; logging space temperatures seasonally as needed, including monitoring freeze stats of unoccupied facilities during winter periods.
- Operates equipment used in repair and maintenance work, such as electric drills, electric saws, custodial equipment, hammer drills, all 1001s used in maintenance repairs, and hand tools. Maintains equipment in good condition.
