Job SummaryActs as the first responder for all off-shift maintenance calls for all off-shift Metasys Building Operation Systems alarms, temperature (too hot/too cold) calls, and calls involving emergency and routine repairs (as allowed by existing codes) involving non-licensed plumbing, electrical, elevator entrapments and failures, heat and cooling systems, security hardware, locks and life safety equipment failures. Calls also involve fire alarms, sprinkler activation, and custodial calls that present a health or safety risk.
Performs corrective actions to trouble calls and alarms or determines that a specialized tradesperson or service contractor is required to make necessary repairs. Performs scheduled maintenance tasks as required or as assigned. Coordinates the actions of personnel called to resolve emergency situations.
- Works on assigned shift and participates in building system repair, maintenance, and upkeep.
- May functionally supervise employees of lower grade to handle maintenance tasks as assigned to State buildings and building appurtenances.
- Responds to emergency calls, analyzes problem/failure, performs on-the-spot repairs, and determines when a specialized tradesperson or service contractor is required.
- Responds to or assists Maintainer I on shift to handle custodial calls involving health and safety hazards, and requests call backs of custodial or grounds maintenance staff as needed.
- Responds to and resets alarms (fire, security, high water, etc.) and uses Metasys to monitor abnormal temperatures or conditions.
- Responds to and resets card access alarms, ensuring equipment functions properly and is secure; consults with Facilities Operations Professional staff as needed.
- Maintains log of all off-shift calls and maintains accurate daily shift log detailing “as found” and “as left” conditions.
- Requisition s materials, tools, and equipment to support off shift repairs performed by incumbent or by specialized tradesperson or service contractor.
- Maintains campus security by maintaining a key ring for access and following Security Identification Policy and protocols for providing access to locked spaces.
- Works cooperatively with Residential Life, Physical Plant, Environmental Health & Safety, UMass Police Department, Amherst Fire Department, and outside vendors to respond to emergencies occurring off shift in University properties.
- Performs scheduled routine checks of problems such as emptying buckets or pumping areas under roof leaks or pipe leaks, checking certain equipment during assigned shifts, locking/unlocking doors, logging space temperatures seasonally, and monitoring freeze stats of unoccupied facilities during winter periods.
- Operates equipment used in repair and maintenance work, such as electric drills, electric saws, custodial equipment, hammer drills, all 1001s used in maintenance repairs, and hand tools; maintains equipment in good condition.
- Operates motor vehicle to drive to various campus buildings and work sites.
Performs other duties as assigned.
Minimum Qualifications- Excellent general knowledge of repair, maintenance, and upkeep of various building systems.
- Three (3) years’ full-time or equivalent part-time work experience and demonstrated competence in the HVAC, Pumps, and Compressor trades.
- Knowledge, skill, and ability to access, operate, and monitor the Metasys Building Operations System.
- Ability to make on-the-spot decisions and to analyze and solve maintenance and repair problems promptly and properly.
- Ability to handle emergency situations, such as power outages, floods, loss of other utilities, etc.
- Mechanical knowledge of the methods, practices, and techniques of maintenance and repair of building appurtenances, including the use and operation of related tools and equipment.
