The Superintendent is responsible for planning and managing projects to ensure they are completed on time, within budget, and to our customers’ expectations. Superintendents plan and designate project resources, monitor expenses and progress, and keep stakeholders informed the entire way. Superintendents build relationships with customers and suppliers. This is all done within the confines of our goals and vision. This position is essential to the daily operations of the company and requires a diverse skill set.
- Promote and operate within the vision and goals set forth by Southern Design Companies
- Communicate with customers, subcontractors, and suppliers regularly to coordinate job schedules
- Utilize jobsite software daily to ensure proper materials ordering and project tracking with Purchasing Agents and Project Accountants, and communicate with said parties as needed to ensure project accuracy and full visibility
- Understand and monitor the scope of each job utilizing jobsite software and project workbooks
- Manage subcontractor base to ensure jobs are performed on time, within budget, safely and of the highest quality possible
- Ensure accurate and timely project billing utilizing jobsite software and SDC best practices with Project Accountants and Accounts Payable
- Ensure timely and profitable collection of VPO’s using SDC best practices
- The Superintendent is assigned a geographical territory and reports to an Area Manager
- The Superintendent plays a pivotal role in building and maintaining relationships with customers, inspectors, vendors, and subcontractors.
- Promote safety
- Proactively create and maintain a working schedule for projects
- Accurately order materials and concrete through the Fast Field Forms App
- Prioritize daily travel based on effectiveness and SDC best practices
- Meet sub crews, vendors, and builders onsite as needed
- Walk and analyze jobs before, during, and after the pour
- Pull and document required measurements prior to pour to verify code/spec compliance
- Capture necessary project documentation in Maintain X and Fast Field
- Verify correct billing and resolve discrepancies with subs
- Verify PO’s/VPO’s and check for accuracy prior to pouring
- Participate in weekly Field Staff Meetings
- Maintain punch and warranty scheduling using SDC best practices
- Ensure equipment is being maintained using SDC best practices
- Touchbase with builders to ensure expectation management and build relationships
- This position requires self-motivation
- This position requires a person to be detail oriented
- Relationship building ability is essential
- This person must be honest and operate with integrity
- Organizational skills are essential
- Ability to communicate clearly and accurately is a must
- Ability to read structural plan sets (will be trained on job)
- Basic computer skills are required
- Basic math skills are required
- Ability to multitask and meet deadlines
- Must be able to adapt to a fast paced and constantly changing environment
- Conflict resolution and conflict management is required
- Ability to perform in a high stress environment and maintain a professional demeanor at all times
