Senior Residential Property Manager

OverviewMy client is seeking an experienced Senior Residential Property Manager to join their established property management team on a full-time, permanent basis. This is a senior position requiring a proactive and organised individual with strong residential property management experience and the ability to manage a portfolio to a high professional standard.
The successful candidate will be responsible for the effective day-to-day management of residential assets, working closely with tenants, contractors and internal teams to ensure compliance, operational excellence and high levels of tenant satisfaction.
Key Responsibilities- Manage a residential property portfolio with a strategic and hands‑on approach
- Carry out regular property inspections and maintain high property standards
- Maintain and update lease and tenancy data within property management systems
- Manage lease renewals, rent reviews and key lease events
- Build and maintain strong professional relationships with tenants and stakeholders
- Handle tenant queries, complaints and issues in a timely and professional manner
- Prepare, set and reconcile service charge budgets in line with best practice
- Monitor service charge expenditure and control costs effectively
- Work with finance teams to ensure rent collection and debt recovery
- Liaise with facilities management teams to ensure properties are well maintained
- Ensure full compliance with health and safety and residential regulations
- Manage insurance matters, refurbishments, minor works and tenant handovers
- Minimum of 3-5 years' experience in residential property management
- Strong knowledge of landlord and tenant legislation and compliance
- Proven experience managing service charge budgets
- Highly organised with strong attention to detail
- Excellent written and verbal communication skills
- Confident working independently and as part of a team
- Strong IT skills, including Microsoft Excel and Outlook
- Experience with property management systems is desirable
- MRICS qualification is desirable but not essential
- Full UK driving licence is required
