Maintenance Lead/Supervisor – 5323

Full Time, La Cantera, Albuquerque, NM, US

Salary Range: $27.00 to $29.00 Hourly

Schedule:

40 hours / week;
Monday - Friday, 8:00 AM - 5:00 PM

Guardian has a need for a Full-Time Maintenance Lead/Supervisor to join our team at the La Cantera apartments. La Cantera is an affordable apartment community with 185 units in Albuquerque, NM.

Responsibilities
  • Manage site maintenance and maintenance/housekeeping staff, support the Community Manager by ensuring site safety and completion of required property maintenance to maintain curb appeal and overall property appearance and quality.
  • Prioritize and process work orders, including urgent and routine maintenance of property and apartment units.
  • Ensure all maintenance work complies with OSHA regulations and Guardian policies and procedures.
  • Coordinate with other property staff and vendors to provide outstanding customer service to residents and proactive property maintenance.
  • Safeguard the financial health and stability of the property and complete all required paperwork and reports on time.
  • Communicate with the Community Manager and other staff to provide timely updates and service.
  • Assist with property safety, compliance, and quality of life improvements while managing maintenance budgets and supplies.
  • Carry a property cell phone and be on call for emergencies after hours and on weekends on a rotating basis with other staff.
  • Keep the model unit in condition to show; maintain office, maintenance work area, grounds and common areas in a neat and clean condition.
Qualifications

Minimum Qualification Requirements

  • High school diploma or GED.
  • At least two (2) years’ experience as a Property Maintenance Technician.
  • Basic knowledge of building trades (plumbing, electrical, carpentry).
  • Ability to lift a minimum of 50 lbs.
  • Comfortable on ladders at heights of 15 feet.
  • Excellent attention to detail and organizational skills.
  • Ability to speak, read, and write in English.
  • Effective verbal and written communication skills; ability to complete online and in-person training requirements and attend trainings as required.
  • Basic computer literacy and willingness to perform tasks using standard computer or web-based tools.
  • Willingness to be on-call on a rotating basis for occasional after-hours and weekend emergencies.

Preferred Qualifications

  • CAMT certification
  • OSHA 10 certification
  • Knowledge of UPS/REAC requirements
  • Prior supervisory experience
  • Own or have access to a reliable and properly insured vehicle; possess valid driver’s license
  • If applicable, Certified Pool Operator (CPO) certification may be required for properties with a pool
Essential Functions

To perform this job successfully, an individual must be able to perform each essential function satisfactorily with or without reasonable accommodations.

  • Represent Guardian in a positive and professional manner.
  • Support Community Manager to meet and exceed property management obligations.
  • Manage the schedules and workloads of all Maintenance Staff to coordinate repairs and maintenance.
  • Maintain the property in compliance with local, state, and federal laws (fire, backflow, OSHA, etc.).
  • Alert Community Manager of potential liabilities or repairs; identify property problems in structural, electrical, plumbing, and appliance areas.
  • Purchase maintenance supplies and adhere to the property maintenance budget.
  • Respond to service requests and complete work orders and apartment turnovers in a timely and professional manner per Guardian policies.
  • Gather bids for property improvements under direction of the Community Manager or Portfolio Manager.
  • Keep records of current space conditions (roof, HVAC, utilities) and ensure the model unit, office, maintenance area, grounds, and common areas remain neat and clean.
  • Regularly inspect property and vacant apartments and coordinate work with property vendors.
  • Schedule emergency coverage and ensure office staff have access to this information.
  • Carry a property cell phone and be on call for emergencies after business hours and weekends on a rotating basis.
