Essential Functions & Responsibilities- Maintain building by performing minor and routine painting, plumbing, janitorial, routine appliance upkeep, and other related maintenance activities when required.
- Ensure all repairs are handled in a timely and appropriate manner.
- Initiate, perform, and oversee maintenance projects up to $300; PM approval needed for anything more.
- Work with Community Manager on anticipated maintenance needs.
- Pick up trash on grounds; keep breezeways, sidewalks, and grounds clear of clutter and debris. Ability to rake, shovel, prune, and maintain all landscaping, including fence or wall repair.
- Maintain sidewalks and parking lots, including painting lines, numbers, and other stencils as needed.
- Clean and turnover vacant apartments to make the unit rent‑ready for the next tenant within 5–10 days.
- Schedule and conduct pre‑move‑out inspections; accurately cost out repairs and provide estimates to residents.
- Regularly check smoke detectors, change appliance filters, check air handlers, and perform other inspections as directed.
- Requisition supplies, purchase tools and equipment (with supervisor approval); keep storeroom/shop clean, safe, and organized.
- Prepare and complete maintenance requests and work orders within 3–5 working days; update Property Maintenance Log daily.
- Perform regular preventative maintenance inspections of all units.
- Notify the Community Manager of safety‑related issues and lease agreement violations.
- Respond promptly to after‑hours calls and complete necessary repairs.
- Travel as required for in‑person training courses and annual education conferences.
- Perform other duties as assigned.
- 3–5 years related experience and/or equivalent combination of experience in a trade such as electrical, plumbing, painting or technical school.
- Associate degree (A.A.) preferred, or equivalent combination of education, training, and experience.
- Valid Driver's License and insurance required.
- Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence; speak effectively before groups of customers or employees.
- Basic multiplication skills (addition, subtraction, multiplication, division in all units of measure).
- Reasoning ability: problem‑solving and interpretation of various instructions.
- Physical demands: regular walking, use of hands and arms, climbing or balancing, stooping, kneeling, crouching, crawling, talking and hearing. Regularly lift and/or move 50–75 pounds; occasionally more than 100 pounds. Use of a hand truck to move appliances. Vision: close, distance, and focus adjustments required.
Cascade requires that employees supply their own tools for maintenance work at work sites. A list of required tools must be provided within 60 days of employment.
