MEP Project Manager (Industrial/Commercial Mechanical and HVAC Retrofit/Installation)
Job Summary:
The Project Manager is responsible for effectively overseeing and managing the construction of one large and/or multiple smaller‑scale projects. Projects may be mechanical or multi‑disciplined in accordance with the established construction budget to ensure customer satisfaction and manage the quality of installation. The manager handles material and labor to ensure timely and smooth project execution, assists in training Project Supervisors, Project Foremen, and Technicians, and sets an example of excellence in work and attitude that positively affects all personnel on the project.
- High school diploma or GED (required)
- PMP certification (preferred)
- Minimum 2 years of project management experience in commercial or industrial construction
- Minimum 2 years of supervisory/management experience with teams/crews
- Valid driver’s license with a clean driving record
- Proficiency in Microsoft Office (Outlook, Word, Excel, Project, etc.)
- OSHA 30 certification (or willingness to obtain it)
- Prepare and submit budget estimates, progress reports, and cost‑tracking reports.
- Create, maintain, and follow a construction schedule, assigning personnel to complete the project on schedule and within budget.
- Advise on all local laws and permitting requirements, including landfills, carting companies, and mechanical codes.
- Ensure safety practices are followed and work is performed safely and productively.
- Efficiently manage multiple energy‑efficiency projects concurrently.
- Prepare and deliver performance evaluations for foremen and technicians; discipline, train, and counsel personnel as appropriate.
- Maintain effective communication at all levels, including clients, executives, subcontractors, code‑enforcement agents, engineers, architects, and employees across trades.
- Manage subcontractors in accordance with contractual requirements, both internally and onsite.
- Ensure a clean and safe work site, including daily cleanup, proper recycling, and waste disposal per local ordinances.
- Walk project sites to identify specialized equipment needs and schedule work accordingly.
- Verify the correctness and quality of work to meet or exceed customer expectations.
- Accurately monitor, track, and maintain records of all materials used and remaining.
- Maintain accurate documentation and ensure timely delivery of all deliverables.
- Procure storage facilities for project materials and equipment as needed.
- Create and maintain Project Risk Plans.
- Oversee Project Quality Assurance requirements.
- Typical project values range from $100K to $5M.
- Climbing, kneeling, reaching, balancing, lifting up to 40 lbs regularly, working overhead.
- May need to stand for extended periods and navigate uneven terrain.
- Work environment varies indoors and outdoors, in various climates, including conditioned and unconditioned spaces.
