Facilities Manager - Clinton Avenue Apartments
Reports to:
Community Leader.
SUMMARY:
The Facilities Manager reports directly to the Community Leader and oversees the maintenance, safety, and functionality of community facilities, ensuring a safe and efficient working environment at Clinton Avenue Apartments, located in the Arbor Hill Neighborhood, Albany, New York.
PROPERTY:
Clinton Avenue Apartments, Arbor Hill Neighborhood, Albany, New York.
SALARY: $55,000‑$70,000 (annual).
Responsibilities- Implements and monitors a Preventative Maintenance Schedule.
- Manages the make‑ready process of apartments for new residents.
- Completes ROPs, resolves Code Violations.
- Prepares inspection reports outlining property conditions, cleanliness, and maintenance operations.
- Maintains facilities infrastructure: heaters, air conditioners, electrical equipment, performing preventive maintenance.
- Handles all maintenance and repairs on apartments, common areas, parking lots, including routine service calls, cleaning, painting, snow removal.
- Plans and schedules grounds programs: snow removal, mowing, trimming, weeding.
- Inspects buildings and grounds regularly to ensure cleanliness and safety.
- Maintains records of maintenance services, equipment readings, manuals, SDS sheets, inventory.
- Manages cleaning and housekeeping of all common areas.
- Oversees Maintenance Technicians and Porters.
- Schedules on‑call coverage for emergency calls.
- Processes, assigns and closes Work Orders.
- Arranges subcontract work and ensures insurance compliance.
- Provides direction to contracted force as authorized by Community Leader.
- Negotiates contracts with service providers for maintenance, security, cleaning, and related services.
- Inspects facilities for compliance with safety regulations.
- Manages facility operations spending, ensuring cost‑effectiveness.
- Leads and coordinates multidisciplinary teams.
- Responds to urgent facility needs and emergencies.
- Oversees renovations, repairs, and improvements, ensuring projects are completed on time and within budget.
- High school diploma required.
- 3+ years of experience in facilities management or related field.
- Understanding of mechanical, electrical, plumbing, and HVAC systems.
- Strong organizational and multitasking abilities.
- Excellent verbal and written communication skills.
- Ability to troubleshoot and diagnose facility‑related issues quickly.
- Regular use of hands to manipulate tools, controls, and equipment.
- Frequently stand, reach with hands and arms, climb, balance, and stoop.
- Sit and stand for maintenance work.
- Regularly lift and move supplies and equipment up to 75 lbs.
- Direct team, follow up on work assignments, manage projects and tasks.
- Record keeping and maintaining work reports.
- Frequently interacts with residents and other staff during workday.
