Position Overview
The purpose of this classification is to perform specialized manual/technical and supervisory functions necessary to the maintenance, repair, and replacement of equipment for Utilities facilities and grounds.
Responsibilities- Supervise, direct, and evaluate assigned staff, processing employee concerns, counseling, disciplining, and completing employee performance appraisals.
- Plan, schedule, and supervise the general/preventive maintenance, repair, and custodial services for all Utilities facilities, organize and prioritize workload, prepare work schedules, make work assignments and monitor status of work in progress and safety factors.
- Inspect buildings, equipment, and systems to identify needed repairs; test machinery and equipment for proper operation; ensure compliance with applicable laws and regulations.
- Perform general maintenance and repair work on Utilities buildings and related systems such as air conditioning, heating, boilers, chillers, digital controllers, electric motors, appliances and equipment.
- Supervise and perform skilled labor/repair functions such as electrical and mechanical repairs, plumbing, painting, roof leak repair, ceiling tile replacement, chemical regulation for cooling tower water, light bulb and ballast replacement, condenser coil cleaning, plumbing line clearing, fixture installation, pipe insulation, lock/hardware replacement, cable/wire installation, electrical component testing, compressor and motor removal, and other tasks as required.
- Operate utility vehicles and other equipment and machinery such as air conditioners, chillers, air handlers, boilers, heaters, pumps, mowers, torch, drill, saw, pick axe, shovel, rake, gauges, meters, mechanics tools, electrical tools, diagnostic instruments, etc.
- Maintain equipment and tools in operable condition, inspecting, checking fluid levels, replacing fluids, greasing, changing filters, cleaning equipment and work areas, reporting faulty equipment.
- Maintain inventory of department equipment, tools, and supplies; initiate requests for new or replacement materials.
- Read and interpret blueprints and construction drawings.
- Prepare and complete various forms, correspondence, reports, logs, purchase requests, and other documents; receive reports, work orders, invoices, certifications, diagrams, blueprints, manuals, or other documentation; review, process, forward or retain as appropriate.
- Communicate via telephone, two‑way radio, or other media; provide information, take and relay messages, respond to service requests, and coordinate work activities with employees, city departments, contractors, the public, and other individuals.
- Respond to complaints and questions related to department operations, researching problems and initiating telephone calls as necessary.
- Maintain knowledge of applicable laws and regulations, stay current with industry trends, read professional literature, maintain professional affiliations, and attend workshops and training sessions as appropriate.
- Operate a motor vehicle for use in conducting work activities.
- Reclaim refrigerant from air conditioning units and dispose of it per established procedures, if required.
- High School diploma or GED required; supplemented by vocational/technical training in mechanics, construction, maintenance, painting, plumbing, electricity or a related field.
- Five (5) years of previous experience and/or training involving mechanics, painting, plumbing, electrical work, construction or general building maintenance/repair, or an equivalent combination of education, training, and experience that provides the requisite knowledge, skills, and abilities for this job.
- Valid Georgia Driver’s License; possession of valid Freon Handler/CFC Recovery certification may be required.
