We are looking for dedicated team members to help maintain our multifamily residential community in Albany, GA.

Overview

Responsibilities
  • Perform routine maintenance and repairs on building systems and appliances, including electrical, plumbing, painting, HVAC, and appliance repair.
  • Apply basic skills in at least two of the following trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Conduct preventative maintenance and service repairs in homes, common areas, grounds, and the community.
  • Complete resident‑requested repairs within a 24‑hour timeframe.
  • Finish all assigned maintenance work on vacant homes to LMH standards.
  • Respond to on‑call service requests and emergency calls.
  • Participate in routine inspections (QC, move‑in, preventative maintenance, machinery, appliance, etc.).
  • Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
  • Report any maintenance concerns for repairs in homes, community, or common areas to the supervisor.
  • Maintain and update service requests using Yardi Mobile until completion and closure.
  • Use standard hand and power tools, equipment, and machinery safely.
  • Comply with OSHA safety regulations, local laws, and LMH Standard Operating Procedures.
  • Follow safe work practices for all trades, including lockout/tag‑out, confined space entry, hazardous chemical use, PPE, ladder safety, and working from elevated surfaces.
  • Operate a company or personal vehicle to travel to various locations for work purposes.
Qualifications
  • One or more years of related maintenance experience preferred.
  • Beginning‑level understanding or experience in at least two basic trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair).
  • Working knowledge of appliances.
  • Competent skills with small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
  • Effective communication with co‑workers, managers, vendors, and residents.
  • Basic computer skills (mobile device, PC).
  • Valid driver’s license and ability to operate a company or personal vehicle or electrical cart.
  • Availability for regular on‑call work assignments, emergency calls, scheduled off‑hours, and overtime.
  • Ability to arrive at the property within 60 minutes of a service request.
  • Ability to travel to other regional locations for training, meetings, and related activities.
  • Physical samarbe: lift/carry up to 65 lbs, frequent reaching, stooping, bending, kneeling, extensive walking/standing, ability to climb stairs/ladders.
  • Willingness to work in indoor and outdoor environments, all weather conditions, and potentially hazardous conditions.
  • Ability to safely perform job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting productivity standards.
