Sgt. Clean Car Wash is an established and profitable organization growing across Northeast Ohio. We are hiring a Real Estate Specialist to support site selection, leasing, zoning, and ongoing real estate activity across our portfolio.

This is a people-facing, execution-focused role. Success comes from strong communication, persistence, and follow-through.

The Real Estate Specialist supports new site development and existing portfolio needs by coordinating brokers, landlords, architects, municipalities, and internal teams. This role reports to the CEO and works closely with Development and Operations.

You’ll help keep real estate activity organized, moving, and aligned — from early discussions through permit-ready execution.

• Conduct site selection, rezoning, and planning analysis.
• Develop and maintain relationships with real estate brokers in chosen markets of expansion.
• Work with architects and brokers to understand zoning, timing, and obtain site build approval
• Negotiate lease agreements
• Review all drafts, contracts, letters, and agreements
• Prepare new site proposal package for approval of Acquisition Committee

• Understand and quarterback zoning, approvals, and permitting –owning the pre-build process
• Track milestone dates and communicate updates to stakeholders.
• Support construction during build-out and project close-out.

• Assist in acquisitions, dispositions, and renewals of properties.
• Oversee easements, tax compliance, and property appraisals.
• Manage tenant relations and off-campus facilities.

• Prepare proformance and track performance against budgets.
• Analyze performance of site against budget
• Maintain updated site selection criteria
• Conduct market research to stay informed of industry trends.

• Ensure timely and efficient completion of transactions.
• Deliver exceptional customer service and maintain strong networks.
• Serve as liaison with landlords, property owners, and investment teams

• Associate or Bachelor’s degree in real estate, business, finance, or related field
• 2–5 years of experience in real estate, property management, or related work
• Real estate license required in most states; certifications such as MAI, SR/WA, or IRWA may be preferred.
• Strong communication and relationship management skills
• Strong negotiation, financial analysis, and communication abilities.
• Organized, dependable, and comfortable managing multiple active projects
• Willingness to travel to project sites across Northeast Ohio

• Hybrid role with weekly field presence
• Reliable transportation and ability to travel to all Sgt. Clean locations
