Role :
Property Manager
Location: Abu Dhabi
Role PurposeResponsible for managing the day-to-day operations of any managed portfolio; to establish and manage all processes and functions relating to Property Management Operations, supporting the key business of the company; to evaluate and implement improvements to the internal processes to achieve satisfaction of customers and to improve efficiency and control; to support and guide the team of Property Operations to ensure team functions are performed in compliance with the standard operating procedures and to the expectations of MPM business channels;
maintain and update the system with current and actual data; maintain the Tenant and property information in the Oracle databases up to date.
- Responsible for managing assigned portfolio of all property management processes and procedures.
- Support the automation initiatives within the company and implement improvements to the workflows to gain further efficiency and controls.
- Work and follow approved SOPs, ensuring compliance with established KPIs.
- Manage Property Operations tasks of routine assignments such as issuance and renewal leases, follow up with renewals, termination of leases, attending customers’ requests, providing information to the customers, etc.
- Monitor and manage Government lease renewals and payments.
- Attend to and solve issues relating to customers referred by Customer Service Officers to provide satisfactory service on an ongoing basis.
- Communicate with Management and provide recommendations to improve processes and obtain effective tools that enhance customer service and satisfaction.
- Ensure timely reporting of management information.
- Ensure regular daily transactions of customer service counters are completed, and required supporting documents/ approvals are obtained.
- Support the Property Relationship Manager in managing division functions and assist with special tasks as and when required by management.
- Carry out portfolio site inspections according to the annual planner, submit the required report, and store it in the agreed folder, following SOP.
- Send upcoming properties to the leasing team upon receiving non‑renewal notices.
- Tenant retention – convince tenants to renew the same unit with the new target rent.
- Meet tenants as requested or required and resolve their issues professionally.
- Maintain department files and records electronically.
- Escalate serious issues, potential risks, or unsolvable cases based on SOPs to the line manager and senior management within 10 working days.
- The employee must protect MPM from any financial losses or damage to company reputation.
- The employee must give regular presentations about their portfolio to the line manager, senior management, and as requested.
- Close any issue, case, task force, and audit point within target date.
- Maintain an archiving system, ensuring accurate and timely storage and file management.
- Respond to inquiries and requests pertaining to the managed property.
- Complete and submit reports, forms, and other paperwork as required.
- Ensure compliance with applicable laws, rules, and regulations.
- Perform other related duties as assigned.
- Achieve the goals and KPIs of performance.
- Diploma certificate in business, technical or information technology discipline.
- Extensive knowledge of property management, experience with Property Management applications, ability to handle special tasks.
- Real Estate Industry background and experience essential.
- Over 2 years of work experience in property management functions – for Consultant.
- Over 5 years of work experience in property management functions – for Manager.
