Preconstruction Manager

A growing national construction group is seeking a Pre‑Construction Manager to support its expanding affordable housing portfolio. With a strong reputation for delivering high‑quality residential projects, the organisation is enhancing its land‑led development capability and now requires a dedicated professional to lead early‑stage project activity.

In this role, you will take ownership of schemes from initial feasibility through to site commencement. You’ll coordinate internal teams and external consultants, review technical and design information, and ensure each project is commercially robust, fully assessed for risk and aligned with client expectations. A key part of your work will involve managing design development, maintaining programme clarity, preparing pre‑contract documentation and sustaining open, confident communication with clients throughout the process.

Collaborating closely with technical, land, commercial and health & safety teams, you will support the preparation of specifications, review employers requirements and develop contractors proposals that clearly reflect project needs. You’ll also ensure all pre‑construction obligations—such as appointments, warranties and statutory documentation—are accurately completed and ready ahead of handover to the construction phase.

To succeed, you will bring strong organisational capability, clear communication skills and sound commercial awareness. You should be comfortable managing complex information, coordinating multiple disciplines and taking a proactive, solution‑focused approach that supports programme certainty and positive client relationships.
